We strive to offer better living opportunities for individual families, which ultimately improve the lives in the communities we serve!Job DescriptionPrimary Responsibilities: The Investment Analyst is primarily responsible for underwriting of single-family homes consistent with the investment strategy set by the company. In addition, the Analyst will be responsible for the management of Real Estate Agents for their assigned market(s) to ensure procedures are followed and goals are being meet. Skills & Competencies: • Bachelor’s degree in Finance, Economics, Mathematics, Business, Real Estate, or another similar field. • Experience in Real Estate, Renovation, or Property Management preferred. • Active SC Salesperson/Broker license within 6 months of hire date, required. • Knowledge of fair housing and local real estate laws, where applicable. • Intermediate knowledge of Word, Excel, and PowerPoint; advanced preferred• Demonstrated strong written and verbal communication skills • Detail-oriented and self-motivated with the ability to produce high-quality work in a deadline-oriented environment and an ability to multi-task • Ability to prove critical thinking and problem-solving concepts • Experience working in a work schedule environment, including in-office operation, weekends and holidays, based on business need. Essential Job Functions: Investment Underwriting • Review the physical location and characteristics of the home to ensure it meets investment strategy. • Assess the marketing photos and listing description to create a preliminary renovation estimate. • Identify if there is or is not an HOA associated with the home and the yearly rate. • Calculate the yearly property tax assessed by all governing bodies at an investor rate. • Review video evaluation of the home and create an acquisition renovation estimate. • Recommend a maximum purchase price based on the investment strategy. • Adapt to changes in the workplace and assigned market(s). Manage competing demands, accept criticism and feedback. Apply changes, approach, or methodology to best fit the evolving condition Data Analysis • Synthesize complex or diverse information focusing on the collection and research of data. Use intuition and experience to aid in presenting data to BAM investment committee. • Perform return on investment analysis in assignment market(s) of actively listed homes for sale using proprietary software. • Analyse and identify trends and inconsistencies within acquisitions department.• Recommend a maximum purchase price based on company guidelines and procedures. • Analyse expansion markets for trends observed in current successful markets. Broker Management • Engage with local Real Estate Agents for processing offers through the acquisition timeline. • Work with other team members within the Acquisition and Closing departments. • Communicate and engage with all internal Maymont Homes departments as warranted. Other Responsibilities • Meet established standards and guidelines concerning compliance and maintaining up-to-date knowledge of internal policies and procedures. • Coach, mentor, and manage Real Estate Agents within the assigned market(s). • Coach and mentor new Investment Analysts.• Assist in the disposition of homes as warranted. • Assist the Acquisition Closing Department as warranted. • Audit and quality control of deliverables as warranted. • Identify areas or opportunities for growth or weakness for the Acquisition department and provide recommendations along with resolutions. • Other duties, as assigned by supervisor or leadership team.  Key Metrics & Responsibilities • Estimated Rent vs Actual First Time Rent achieved - +/-2% and 2% MAPE • Estimated Reno vs Actual Reno - +/- 5%• Individual productivity to meet deployment goals set. • Team productivity to meet the deployment goals set. • Collaboration - Measurement of delivery of assignments, quality of performance, and group effort• Obtain an SC Real Estate Salesperson license and hang under BSFR - Obtain and hang said license under BSFR Realty by the end of Q1 Why work for Maymont Homes ​?Our Mission – “We Positively Impact the Lives in the Communities We Serve”.
