Director of Facilities, Affordable Housing (Southern CA Region)

WinnCompanies is looking for a highly skilled and dynamic Director of Facilities, Affordable Housing who will train, coach, develop and work side by side with Regional and on-site Maintenance teams in Southern California.


As a Director of Facilities, you will provide leadership and guidance to ensure maintenance standards are achieved and sustained across a portfolio of properties. You will oversee all maintenance operations within the region, obtain the best value for its maintenance and capital expenditure dollars, and provide leadership to senior maintenance personnel and site staff.


This opportunity requires travel. The position offers a salary range of $110,000 to $140,000, depending on experience, and an annual bonus potential.


Responsibilities
  • Ensure the following maintenance functions within the portfolio are completed to Winn Standards: curb appeal, building interior and exterior, building system reviews, preventive maintenance schedule, maintenance site logs, seasonal maintenance including snow removal, and unit turnover.
  • Oversee the region is completing work orders timely, reviewing building inspections and performing maintenance audits.
  • Assess maintenance staff and provide guidance through training and development.
  • Assist Senior Management and Property Managers in recruiting, hiring, and succession planning.
  • Participate in maintenance committee meetings.
  • Work with Senior Management and Property Managers to adhere to budgets. Partner with Senior Management to forecast budgets.
  • Assess, analyze, and recommend capital projects. Approve scope of work and competitive bid package for maintenance and capital expenditures.
  • Ensure capital projects are completed on time.
  • Ensure compliance of all properties with federal, state, and local & REAC inspections.
  • Responsible for pre-inspection of properties prior to REACs ensuring above average inspection results
  • Ensure site safety and emergency response. Oversee employees are following safety standards and safe work practices.
  • Coordinate maintenance personnel response and efforts in emergency situations on site, such as fires and floods, during and after normal business hours. Ensure sites are prepared to handle emergencies.
  • Participate with Senior Management as a member of the “due diligence” team.
  • Review capital expenditure, building systems and management operation needs.


Requirements
  • High School Diploma/GED Equivalent
  • Minimum of 10 years in related work experience
  • Minimum of 8 to 10 years’ supervisory/management experience in residential/apartment maintenance, affordable housing
  • Outstanding verbal and written communication skills
  • Experience with computer systems, particularly Microsoft Office Suite
  • Exceptional customer service
  • Outstanding organizational skills
  • Highly skilled and knowledgeable in electrical, plumbing, appliance, and HVAC
  • Flexibility to adapt and respond to changing situations and environments
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Ability to travel in Southern California with mileage reimbursement
  • Outstanding leadership skills


Preferred Qualifications
  • Vocational or technical training in Maintenance, Facilities Management, or relevant fields
  • Trade Certifications/Licensure CAMT or HVAC
  • Experience with RealPage property management software
  • Bilingual in English and Spanish


$110,000 - $140,000 a year

Salary will vary based on job responsibilities and scope, geographic location, candidate’s relevant experience, and other factors.
