Our Hotels and Clubs: 

Aethos currently operates six properties and with more openings coming in 2025. The hotels in its portfolio currently includes Aethos Milan, Aethos Monterosa (located in the Italian Alps), Aethos Saragano (in Umbria), Aethos Sardinia, Aethos Corsica, and Aethos Ericeira (north of Lisbon). Coming in 2025, Aethos Mallorca (June 2025) and Aethos Madrid (October 2025). The portfolio consists of a mix of urban and leisure destinations, all aimed at providing an exceptional guest experience. Aethos has also recently opened its first members club in Milan, marking the beginning of its global network of members clubs. Aethos aims to create a collection of properties that will serve as clusters for its members and guests to enjoy. These clusters will comprise a city destination and a countryside or seaside destination within driving distance, offering a diverse range of experiences. The first of these clusters is located in Milan and Monterosa, and the next cluster will be in Lisbon and Ericeira.

 

Position Overview:

The Cluster Director of Finance Italy will oversee all financial operations for our four hotels (Milan, Sardinia, Monterosa, Saragano). This key leadership role will ensure that all financial processes and daily operations are effectively managed. The Director of Finance will be responsible for the Profit & Loss (P&L) statements, Balance Sheets, budgeting, forecasting, and all accounting functions to ensure compliance, efficiency, and profitability.


Financial Reporting & Analysis:
  • Oversee the preparation, review, and consolidation of financial reports for all hotels, including the P&L, Balance Sheet, and cash flow statements.
  • Analyze financial performance during the pre-opening and operational phases, identifying variances and providing actionable insights.
  • Ensure the timely and accurate submission of all financial reports in compliance with corporate standards and local regulations.


P&L Management:
  • Manage the P&L for all hotels for the ongoing operations, ensuring revenue streams and costs are properly monitored.
  • Collaborate with hotel General Managers and department heads to optimize financial performance, reducing costs where necessary and maximizing profitability.
  • Track and analyze key performance indicators (KPIs), including Gross Operating Profit (GOP), for both properties.


Balance Sheet Management:
  • Ensure the accuracy and integrity of the Balance Sheets for all hotels, including pre-opening capital expenditures, liabilities, and equity.
  • Conduct monthly reconciliations of key balance sheet accounts, ensuring the timely recognition of assets and liabilities.
  • Manage working capital and ensure proper liquidity for both hotels throughout the pre-opening and operational periods.


Daily Accounting Operations:
  • Oversee daily accounting functions, including accounts payable, accounts receivable, payroll, and general ledger activities for all hotels.
  • Ensure all financial transactions are accurately recorded and comply with local regulations and company policies.
  • Prepare/Supervise tax filings, VAT returns, and all regulatory compliance for all locations.


Budgeting & Forecasting:
  • Update financial forecasts monthly
  • Prepare annual budgets
  • Monitor actual performance against budgets and forecasts, identifying variances and implementing corrective actions.


Internal Controls & Compliance:
  • Establish and maintain robust internal control procedures to safeguard financial integrity.
  • Ensure that all hotels comply with local tax laws, corporate accounting policies, and audit requirements.
  • Prepare and participate to internal and external audits, providing necessary financial documentation and explanations.


Leadership & Team Management:
  • Recruit, develop, and lead the cluster finance team , ensuring all financial activities are performed to a high standard.
  • Provide training and mentorship to finance staff, fostering a culture of excellence and accountability.
  • Work closely with the General Managers and department heads to ensure smooth financial operations.


Strategic Financial Support:
  • Act as a key financial advisor to the General Managers of all hotels, providing insights to guide strategic decisions.
  • Develop financial models to support decision-making regarding capital expenditures, operational strategies, and new revenue opportunities.
  • Monitor local market conditions in Italy, helping to inform financial planning and forecasting.


Qualifications:
  • Bachelor’s degree in Finance, Accounting, or a related field; CPA or equivalent certification is preferred.
  • A minimum of 5  years of experience in financial management, with at least 3 years in the hotel industry.
  • Strong understanding of financial reporting, P&L, and Balance Sheet management, as well as daily accounting operations.
  • Proficiency in financial software systems and advanced Excel skills.
  • Fluency in both English and Italian is required.
  • Excellent leadership, communication, and analytical skills, with the ability to work across multiple properties.


Working Conditions:
  • Based in Milan, working from the Hotel in Milan with frequent travels to our other properties.
  • Possibility to work from home 1 to 2 days per week.
  • Flexibility in working hours, including potential weekend work during peak operational times.
