SUMMARY
· Promotes community, works with prospects & current residents & leases apartments to prospective residents.
· Participates in effective follow-up systems for prospects and current residents.
· Responsible for monitoring and collecting accounts receivable and delinquencies.
· Responsible for compiling accounts payable for Manager's disposition.
· Responsible for assisting with apartment turnover activities, i.e.; determining charges for damages by occupants, scheduling turnover work.
DUTIES AND RESPONSIBILITIES
1. Assisting with leasing, renewals, and re-certification. Assisting Community Manager to ensure that all documentation is correct and in compliance.
2. Responsible for monitoring and depositing of money, tracking and reducing delinquency, preparing eviction notices and files for attorney, and keeping Manager informed of status.
3. Responsible for assisting Manager with weekly & monthly reports for Manager’s review & approval.
4. Assist in completing walk-through of apartments after move-out and prior to move-in.
5. Work with maintenance to ensure work orders are completed in a timely manner.
6. Assist in handling resident issues, including work orders and complaints. Assist with service follow-up call to assure customer satisfaction.
7. Help in preparing the community newsletter, resident correspondence, marketing, etc.
8. Assist in coding invoices, purchase orders paperwork, dealing with vendors, etc.
9. Obtain inventory for office supplies, including kitchen and restroom supplies.
10. Assists the Manager in supervising, monitoring, and evaluating the office staff.
11. Assist in planning, preparing, and hosting resident activities.
12. Perform duties of Property Manager and/or Leasing Consultant in their absence.
13. Performs other duties as assigned.
REQUIREMENTS
1. Good communication skills, both oral and written.
2. Basic math, office and computer skills.
3. Basic knowledge of, or ability to learn, Excel, Word and property management software such as Yardi, Rentroll, ResMan, etc.
4. Knowledge of apartment turnover operations.
5. Valid driver's license and reliable transportation.
6. Strong customer service orientation, good people skills.
7. Ability to be flexible with time to fit needs of community.
8. Walk, climb stairs, reach, grasp, bend, and lift up to 30 pounds.
9. Knowledge of Federal, State, and Local Laws pertaining to Landlord/Tenant Laws.
10. Required to work some weekends at most properties.
