GENERAL FUNCTION:
The Assistant Property Portfolio Manager is responsible for a portfolio of owned and leased properties in support of business requirements and corporate goals and objectives. They assist in developing, leading and administering plans, including financial, within the portfolio in support of occupancy and operational strategies. The Assistant Property Portfolio Manager collaborates with, contributes to and supports strategies and initiatives that may be led my others. In conjunction with other divisional service delivery partners, they are responsible for supporting the comprehensive occupancy experience of property occupants. They are responsible to assist in delivering effective operational service continuity within their portfolio by applying preferred operational service standards, effective asset preservation planning, work effort execution, and leading resources – both internal and external – on effective real estate service delivery solutions.
DUTIES & RESPONSIBILITIES:
. Assists in the development and management of operating budgets, including forecasting and variance reporting for an assigned group of properties
. Assists in the development, execution and management of comprehensive asset management plans that are aligned with market real estate strategies for designated assigned properties
. Assists in the planning and implementation of asset preservation projects
. Cultivates and maintains strong relationships with area leadership, serving as liaison for our partners and lines of business
. Supports the delivery of property management services in accordance with defined standards and processes, including the application of policies and programs within assigned group of properties
. Helps to inspect properties on a regular basis, identifying deficiencies in services provided, understanding customer needs, and necessary property improvements in order to maintain the assets
. Assists in data analysis to identify potential best practices or issues
. Supports the upkeep and maintenance of systems of record to ensure accuracy of data
. Supports and engages in special initiatives
. Proactively assist in managing service delivery providers to achieve operational excellence
. Participates as necessary and appropriate in disaster preparedness, triage and recovery efforts
. Provides superior service with utmost professionalism
MINIMUM KNOWLEDGE, SKILLS AND ABILITIES REQUIRED:
. Leadership skills.
. Property portfolio management experience or related field
. Financial aptitude
. Ability to collaborate and work as a team across multiple internal and external functions (HR, IT, Finance, partners and external vendors).
. Organizational skills
. Ability to coordinate multiple projects simultaneously.
. Ability to establish and maintain strong positive relationships
. Analytical, negotiating, problem solving and influencing skills
. Good interpersonal skills as well as verbal and written communication, and presentation skills.
. Strong customer service skills
. Ability to use all Microsoft Office software, including Word, Excel, Power Point, and Access Database.
WORKING CONDITIONS:
. Remote worker, with available touchdown space.
. Minimal car travel primarily within portfolio.
. Displays professionalism through communication, attitude, relationship skills
. Aptitude for critical thinking, problem solving, analytical and influencing skills
. Proficient in multi-tasking; extremely organized
. Has property management or related experience appropriate for the role
. Understands and provides exceptional customer service
. Microsoft Office skills
