Building Engineer- Commercial Office Building

Position Summary:

Responsible for operating, maintaining and keeping records of all preventative maintenance of the major equipment in the complex to assure proper continuous operation and tenant satisfaction.

MAJOR JOB FUNCTION DUTIES/RESPONSIBILITIES

Performance of Preventative a. Maintain property’s major equipment (i.e. AHUS, pumps,

Maintenance fans, etc.) to ensure longevity and proper operation per PM

schedule.

b. Troubleshoot test, bypass and reset points on fire alarm system

c. Operate pumps, reset dry valves and isolate areas of sprinkler system

d. Respond to alarms, analyze system problems and operation, set system schedules from on-site and remote locations

e. Exercise emergency generators; report problems to supervisor

f. Troubleshoot problems and noises in building equipment and assist subcontractors in performing repairs

g. Troubleshoot problems and noises in plumbing system. Clean and replace filters and strainers. Check pump operation and system performance

h. Troubleshoot leaks in irrigation system and assist in shutdown and start-up of system

i. Maintain PM software system data, updating schedules as work is complete, entering new equipment, running reports, etc.

Assist Chief Engineer a. Assist with special projects

b. Assist contractors/vendors in the repair or maintenance of building equipment and systems

c. Provide expertise in the shutdown and start-up of the electrical, plumbing, HVAC, fire alarm, sprinkler, irrigation and other building systems

Mentor and Assist Techs a. Provide training to other technicians in systems operations,

b. Assist building technicians with overflow of service calls.

c. Participate in after-hours building system shut downs.

Maintain Plant Water System a. Test and treat central plant water system to ensure that protection is adequate and operation is efficient

b. Clean cooling towers twice a year

Maintain Pools and Fountains a. Test and treat reflecting pools and fountains in order to maintain proper operation and appearance

b. Service pool equipment daily, change filters and clean strainer baskets

Life Safety a. Respond to emergencies in building (i.e. fire, flood, etc.) on an on-call basis

b. Participate in fire drills and full building evacuation drills.

c. Troubleshoot life safety alarms and communicate findings

to security staff.

Preferred Knowledge, Skills, Abilities:

· High school diploma or general education degree (GED) required

· Certificates, licenses, registrations: Refrigerant transition recovery certification required; Technical certification in HVAC desired; Warm air license desired; BOMI SMT Certification a plus.

· Eight years related experience working with major equipment and systems associated with central plant operation and hi-rise building maintenance.

· A full understanding of emergency and life safety equipment and HVAC knowledge is required.

· Communication: Ability to effectively communicate both verbally and in writing. Ability to effectively present information in one-on-one and small group situations.

· Basic knowledge of Microsoft Office software to include Outlook

· Familiarity with preventative maintenance software systems strongly preferred.

· Mathematical skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions and decimals.

· Reasoning ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram form. Ability to deal with problems involving several concrete variables.

· Must have a strong commitment to customer service and be able to meet deadlines while working under hectic conditions. Must be able to prioritize and organize workload and work in a team environment.

· Must be able to use the following tools: Traditional hand tools, VOM, ammeter and megometer. Must be able to identify different pipe, bolt, screw and wire sizes, as well as material types.

· Must be a self-starter, have the ability to read and understand building plans and specifications, and be able to prepare informative reports in a clear, concise manner.

Job Type: Full-time

Pay: $25.00 - $35.00 per hour
