Become part of a global network of professionals supporting client operations across CBRE with myriad opportunities for career advancement and skill development.Job SummaryResponsible for the overall asset management, work planning, training, and spare part inventory using EAM software.Duties and ResponsibilitiesResponsible for the planning and scheduling of work activities and preventive maintenance for a portfolio of facilities. Responsible for CMMS activities, including implementations, training, and ongoing care, ensuring work is completed in accordance with account timelines and contractual agreements.Supports portfolio of sites meet and exceed established performance metrics in the area of work order compliance, including response time, completion time, and overall completion percentage, in accordance with account and/or internal metrics. Documents in the maintenance work order system and reports to client as appropriate to agreed upon reporting requirements. Measures and publishes metrics to the management team; interprets data and makes recommendation based on findings.Provides training on CMMS products as required and works with other trainers in the organization to ensure adequate and meaningful training programs for users.Creates and analyzes reports to find opportunities for improvement or required Root Cause Analyses; Performs data analysis on parts/assets and recommend software enhancements and process changes.Works closely with other Regional Maintenance Planners, building technicians, and client in order to complete development or technical tasks on time and on budget; Leads or participates in work management meetings with site level personnel, management, or corporate entities.Works independently to coordinate work management and work orders in the CMMS for proper creation, planning, updating, and resolution of discrepancies. Adjusts and disseminates maintenance schedules as required to improve skilled labor utilization and to meet evolving requirements. Supports retrofits and new equipment installations in their portfolios with maintenance program implementation and assignment of work activities to technicians across all shifts.Evaluates performance data and labor availability. Responsible for adjusting, coordinating, and reassigning maintenance requirements for optimal performance and changes in operations. Supports personnel on all operational shifts for the portfolio of facilities assigned.Makes purchases of parts and materials required for maintenance or projects. Performs or delegates spare part audits and maintenance of spare parts storage, and provides required reports.Travels locally (normally within 50 miles) to sites within their portfolio of responsibility to review inventory, audit work management and ensure consistency to standards.Performs other duties as needed.Supervisory ResponsibilitiesNo formal personnel supervisory responsibilities in this position. May provide informal assistance such as technical guidance and/or training to coworkers. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and exceptional service to customers. Ability to effectively present information over WebEx or in-person presentations. Ability to respond to sensitive issues proactively and thoughtfully.Financial KnowledgeRequires basic knowledge of financial terms and principles; Ability to calculate simple figures such as percentages.Reasoning AbilityAbility to solve practical problems and handle a variety of concrete variables in situation where only limited standardization exists. Requires intermediate analytical skills.Other Skills and AbilitiesIntermediate skills with Microsoft Office Suite, Outlook, and intranet/internet. Ability to use designated work order system.Ability to coordinate work schedules and requirements for an average of five facilities.Ability to work independently with little supervision and in a remote status.Ability to travel 50% of time regionally and 10% throughout other CBRE facilities.Scope of ResponsibilityMake decisions with a general understanding of procedures and company policies to achieve desirable outcomes. The minimum salary for the Regional RME Planner position is $75,000.00 annually [or $36.06 per hour] and the maximum salary for the Regional RME Planner position is $80,000.00 annually [or $38.46 per hour]. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience.
