Job Overview:
The WatchKeeper conducts foot and vehicle patrols of communities while observing violations, theft, vandalism, illegal activities, trespassing, soliciting, and safety concerns. In this role, you will enforce the rules, policies, procedures, and regulations of the community.
Roles You Will Play:
The Eagle Eye

  • Patrol all areas of the community – including amenity areas, common areas, pool, laundry room facilities, leasing office, maintenance shop, clubhouse, parking lots and grounds; report criminal or suspicious activity, safety concerns, irregularities and hazards, leaking water pipes, and unsecured doors and windows
  • Identify abandoned and inoperable vehicles in community and complete vehicle towing warning decals; enforce parking restrictions and improper parking policies
  • Control pedestrian and vehicle traffic into community, monitoring unauthorized or unlawful entry
  • Examine doors, windows, and gates to determine operation or damage

The People Person

  • Contact local law enforcement in case of emergency, criminal activity, or access by unauthorized persons in the community; contact local fire department in case of fire or medical emergency
  • Advise Community Managers and Directors of Operations of issues affecting the community
  • Respond to and provide assistance to residents, staff members, and other safety personnel as needed
  • Develop and maintain strong relationships with local law enforcement and fire departments
  • Cooperate with local authorities during the course of any legal investigation and attend court as directed
  • Assist Community Manager in implementing Community Watch programs

The Reporter

  • Conduct community light and safety surveys as assigned and report damaged or inoperable interior and exterior lighting
  • Report any criminal activity, injuries, or unsafe hazards conditions
  • Enforce community rules, regulations, and policies; warn all violators of infractions such as loitering, soliciting, trespassing, noise violations, and resident, visitor, or guest disturbances
