Job Description

Assists in the direction and coordination of the department’s day-to-day operations including building and property maintenance, project management, custodial services, and mailroom operations. This is a full time, 5 day per week in office position.

 

Assist the Senior Building Engineer in the efficient operation of building engineering activities and coordinate with vendors and subcontractors. This position responsible for working in a customer service type capacity with employees, tenants, and vendors. Apply technical skills to support the preventive maintenance and repairs for building systems, equipment, and facilities. Work closely under supervision to monitor and improve building operations. Will be trained to contribute to various trade tasks such as carpentry, plumbing, electrical work, painting, roofing, and HVAC maintenance under guidance from senior building engineer.


Essential Key Responsibilities/Job Summary
  • Responsible for assisting the Senior Building Engineer with operations and maintenance of all air conditioning and heating equipment, water heaters and boilers, primary electrical switchgear and sub-panels, refrigeration equipment, and the operation of digital automatic temperature control systems.
  • Works with vendor to supervise the operation and maintenance of fire/smoke detection and suppression systems.
  • Perform preventative maintenance and maintains all inspections records.
  • Supports minor plumbing, electrical refrigeration, and carpentry work.
  • Conducts minor paint touchups, floor/tile repair, and office furniture repair/reconfiguration.
  • Complies with all applicable federal, state, city, and corporate codes, regulations, and directives related to building operations and work safety.
  • Performs assigned work orders/repairs and/or provides technical and procedural troubleshooting solutions.
  • Arranges for subcontractors as needed.
  • Formulates and implements a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life.
  • Oversees and inspects the work performed by subcontractors.
  • Determines that work is complete, equipment is fully functional, and systems is in prime working condition.
  • Responds quickly to emergency situations, summoning additional assistance as needed.


Education/Experience and Competencies
  • Associate's degree (AA) or equivalent from two-year college or technical school and a minimum of five years related experience and/or trade school training or equivalent combination of education and experience.
  • Can substitute degree/technical training with related military experience.
  • Certification in one or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair.
  • Can substitute certification with equivalent military training or experience.
  • Excellent written and verbal communication skills.
  • Ability to provide efficient, timely, reliable, and courteous service to customers.
  • Ability to effectively present information.
  • Ability to respond effectively to sensitive issues.
  • Ability to use computer and basic applications/software to include Outlook, Word, Excel, and Teams.
  • Ability to comprehend, analyze, and interpret complex documents.
  • Ability to solve problems that require advanced analytical and quantitative skills.
  • Must be familiar with workshop operations to include; equipment and tool handling, safety, maintenance, and storage of hand and shop/bench tools/equipment.
