Job Title: Facilities Manager FLSA Status: Exempt
Job Purpose Summary
Create and manage optimal restaurant repairs and maintenance program to support 150+ unit chain, including service contracts, emergency after hours response program, preventive maintenance program, approving and onboarding vendors, approval/tracking process and necessary databases. Communicates to Operations/Field Services as it relates to Preventative Maintenance Programs, Company initiatives and jurisdictional changes or requirements. Responsible and accountable for supervision and project management of external contractors and monitoring of all maintenance and repair projects to maintain restaurant standards, protect company assets and control costs of all maintenance activities.
Essential Job Duties
- Directly manages and controls daily repairs and maintenance of an assigned region(s) within a portfolio of 150+ units. Partners with the operations team to ensure satisfactory conditions are maintained for operational safety, guest safety, and overall guest experience.
- Creates and maintains EcoTrak work orders, daily repair requests and approvals.
- Manages system wide Preventative Maintenance Program for an assigned region within a portfolio of 150 + units.
- Assists with annual Capital expenditure budget development for restaurants company-wide.
- Tracks performance and ensures compliance of all repair and maintenance vendors especially relative to service contracts. Audits all service companies’ performance and cost effectiveness.
- Supervises contractors and vendors – upholds company performance and quality standards among vendors.
- Demonstrates fiscal responsibility across all R&M, PM, and planned expenditures. Manages and tracks all activities to approved budgets.
- Prepares reports and analyzes results, identifies trends and pinpoints opportunities.
- Performs regular site visits to restaurants based on priorities as established by emergencies, budgets and CAPEX plan.
- Assists with remodels on an as-needed basis

Job Qualifications
Education: Bachelor’s degree or equivalent combination of education and experience.
Experience: 2-5 years multi-unit commercial/retail facility/property experience, preferably in the food service industry. Construction management experience is a plus.
Knowledge: Knowledge of refrigeration, HVAC, construction techniques and terminology, Mechanical and Plumbing blueprint reading and related building systems.
Language Skills: Excellent oral, written, and presentation communication skills. Bilingual is a plus.
Math Skills: Analytical math skills, with an emphasis/application towards budgeting and estimating.
Other Skills: Proven negotiation and problem resolution skills. Strong analytical and project management skills. Microsoft Word, Excel, Access & Project. Experience with Service Channel, Corrigo, Ecotrak, or another mainstream FM platform is required.
Other Abilities: Ability to problem-solve and interpret instructions and guidelines. Ability to rely on his/her judgment and experience to accomplish goals within established guidelines. Ability to manage time constraints. Ability to gather, interpret and proactively act on data in situations where limited direction is available. Ability to work in a fast-paced team environment. Ability to effectively present information to all levels of management and outside vendors. Ability to successfully monitor and manage budgets. Consistently demonstrates fiscal responsibility. Ability to successfully interact with restaurant level and above-restaurant level management as needed to schedule and drive projects to successful completion.
Reporting Relationships
Reports to the Director of Facilities.
Major Business/Professional Contacts
Contact with existing landlords. Interacts with all other Restaurant Support Center departments, District Managers, Regional Directors and restaurant personnel. Work with Property Works to assure maintenance guidelines. Works independently on several projects, requiring self-discipline and motivation.
Working and Environmental Conditions
Flexible work environment. Requires travel approximately 30-50% of the time by motor vehicle and airplane. Exposure to fumes from restaurant and food preparation equipment and cleaning solvents. Some noise and vibration exposure. Position is based in Carlsbad, CA – though remote is a possibility.
Physical Demands
Typically requires sitting in front of a computer screen for extended periods of time. 30 - 50% travel by car or airplane. Able to perform inspection type duties at restaurant locations to include ladder climbing, roof inspections, attic access etc. On occasion, must be able to lift up to 50 lbs. Ability to stand or walk for long periods of time. Performs fine hand manipulation.
