To learn more, visit www.greystar.com.JOB DESCRIPTION SUMMARYThe Manager of Resident Perks will primarily procure, negotiate, and manage resident deal offerings, serving as a key liaison between Greystar and national / local accounts. This person will be responsible for managing direct, national, and local perk relationships as well as internal deliverables, team strategy, and growth. This position is part of the Resident Experience team and responsible for developing and enhancing overall business operations, communication, and workflow efficiencies of the Advantage Solutions program in relations to resents’ digital experience.JOB DESCRIPTION• Reports to the Director of Resident Perks, plays a crucial role in driving Greystar’s National and Local Perks Programs’ growth.• Collaborates on a regular basis with internal and external teams including but not limited to: Advantage Solutions, National Supplier Contracting & Legal, Customer Success, Property Systems, Marketing, Business Intelligence, Training, Operations, Implementations, Client Services, and Early Careers.• Stays updated on customer and vendor goals, concerns, and master plan for the larger Resident Experience team.• Builds and maintains relationships with intra-departmental and external groups to support shared goals.• Actively contributes to team effectiveness by identifying issues and providing feedback / recommendations for integration improvements and solutions.• Understands current changes within digital marketing, technology, processes, and standards, and areas of responsibilities via internal and external training classes, research and/or preferred methods of information.• Notifies management of project risks and impediments; proactively works with team to complete assigned tasks as defined by project scope and timelines.• Completes projects, tasks, assignments, and other work that is unique to the specific business area (including those requiring special knowledge and/or skills), follows department policies and procedures, and meets standards, metrics, and other benchmarks used within the department for evaluating performance and results.Repsonsibilties:• Support in developing and executing affiliate marketing strategies and campaigns to drive traffic, revenue, and customer acquisition.• Establish, nurture, and maintain all levels of new and existing affiliate relationships on the national and local levels, from recruitment to outreach, contracting, and launch.• Develop and streamline data tracking solutions across direct, affiliate network, and local perk relationships in collaboration with Greystar’s Business Intelligence team.• Track and report on perk relationships and their performance metrics, including traffic, conversions, revenue, and resident savings.• Analyze data and identify trends utilizing affiliate networks, tableau, and aggregator reporting tools.• Utilize data-driven insights to refine and improve National and Local Perk Program strategies, optimizing campaigns based on performance.• Collaborate with cross-functional terms (i.e. SEO, Greystar Blog, Loyalty, Marketing, App Development & Rollout, etc.) to coordinate campaigns.• Ensure all perk relationships and media campaigns comply with Greystar’s company guidelines, legal requirements, and best practices.• Manage and lead a team of 4 or more employees at the intern and entry levels.Knowledge, Skills, Abilities:• Bachelor's Degree• 4+ years of experience working in a similar marketing and/or paid digital channel role. Affiliate marketing and/or agency experience preferred.• 1-3 years of experience with CRM programs; knowledge in Clickup, Asana, and/or Salesforce preferred.• 1-2 years of experience working with affiliate networks (Commission Junction, Impact Radius, Rakuten, Partnerize, etc.).• Ability to manage a small team of entry level employees; foster their growth and success on the team via trainings, 1-1s, and ownership of new and existing projects.• Familiarity with App Development and in-app media exposures preferred.• Strong understanding of email marketing & affiliate outreach communications.• Analytical with an understanding of A/B testing; familiarity with reporting tools such as Google Analytics, Adobe Analytics, Tableau, and/or Affluent preferred.• Highly organized with excellent project management skills.• Excellent written and verbal communication skills.• Discipline to work independently and meet established deadlines while maintaining high attention to detail.• Prioritize tasks, handle multiple projects, and frequent reporting.• Exceptional planning and project management skills.• Strong interpersonal skills, curiosity, positive attitude, and a collaborative spirit.#LI-RS1Additional Compensation:• Corporate Positions: In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.• Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.Robust Benefits Offered*:• Competitive Medical, Dental, Vision, and Disability & Life insurance benefits.
