Lendlease serves as the exclusive owner, developer, design-builder, and asset manager, for the Department of Defense’s only privatized lodging program. In total, the 50-year Privatization of Army Lodging (PAL) program will result in the development and/or renovation of more than 12,000 hotel rooms across 40 military installations nationwide.
JOB SUMMARY:
In this role, you will support PAL’s Senior Asset Managers to optimize hotel operating margins across their portfolios. You will travel to military installations across the country about 10%-20% of the time, mostly 1 – 2-night stays per trip.
ESSENTIAL RESPONSIBILITIES:
The following is intended to describe the general nature and level of work anticipated to be performed. It is not an exhaustive list of all that may be required.
Manage and Monitor Utility Usage and Billing Reconciliation
Monitor billing while cross referencing meter reads and consumption estimates, as well as historical data, to spot billing anomalies and identify potential billing errors. Research to determine and provide proof of any overpayments, seeing efforts through to recoup overbilling through billing credits. Understand the Municipal Services Agreements and see to the enforcement of any underprovided service. Work with Lendlease's energy group to identify opportunities to reduce energy consumption and apply solutions. Manage utility monitoring consultants, enforce consulting agreement terms, and ensure deliverables are met.
Maximize Financial Performance of Hotels
Monitor and analyze hotel operation financials and guest satisfaction data to identify opportunities for increasing profit margins. Collaborate with hotel management to trial and implement changes. Collaborate with PAL Development on development project scoping to maximize returns on investment. Support Senior Asset Managers in the annual Operation and Capital budget processes.
Manage Vehicle Fleet
Coordinate with the hotel properties to determine specific vehicle needs for the effective operation of each property. Partner with fleet service vendor Enterprise to optimize fleet management, including acquisition and disposition of vehicles. Optimize fleet costs by enforcing maintenance agreement usage and compliance.
Client Reporting Support
Compile regular and ad hoc reports for clients (Army), along with providing data analysis as needed/requested.
MINIMUM REQUIREMENTS:

Strong data analysis skills with a demonstrated ability to surface important findings.

Intermediate to Advanced Excel proficiency with at least a mastery of data cleaning formulas, data analysis formulas, and pivot tables. Able to compile data from different sources (i.e. Power Query) is preferred. Skilled in Power BI and Smartsheet are both a strong plus.

Strong communication skills with the ability to clearly explain complex data verbally, in writing, and visually through graphs and charts to non-technical individuals.

Experience or education in hotel asset management is a strong plus.

An advanced understanding of utility providers' Municipal Services Agreements, as well as general legal documents, is a strong plus.

Excellent and persistent follow through skills, with a mindset of treating the company’s money as if it was one's own money.

Able to consistently maintain a customer service approach with clients.

Bachelor’s Degree in finance, hotel management, real estate, business or related field, or equivalent experience.
