Commercial Property Manager

We are seeking a skilled Commercial Property Manager to join Colliers | Wisconsin, a market leader in real estate services. In this role, you will be responsible for overseeing the day-to-day operations of an iconic, high-rise office building in downtown Milwaukee, ensuring excellent tenant and client experience, and maintaining high property standards. Responsibilities

  • Act as secondary contact with property owners to ensure that objectives are being met.
  • Oversee and manage tenant improvements and move-in and move-out procedures.
  • Respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly. Ensure that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
  • Develop and maintain positive relationships with tenants, vendors, and contractors.
  • Develop budgets and establish and manage annual property operating expenses. Assist with on-going forecasting.
  • Ensure regular property maintenance and repairs are conducted in a timely manner. Contract for and supervise vendor services as required.
  • Collect rent in compliance with lease terms. Prepare all required legal notices. Recommend and coordinate legal action, as necessary.
  • Review and reconcile tenant improvements, tenant rent and Common Area Maintenance (CAM) recovery charges.
  • Ensure periodic regular property inspection. Recommend and/or approve alterations, maintenance and reconditioning, as necessary.
  • Prepare monthly reports on property performance, including expense, income and leasing data
  • Perform other duties as assigned.
  • Bachelor's degree in business administration, real estate or a related field
  • 3+ years of commercial property management experience
  • Strong communication and interpersonal skills
  • In-depth knowledge of property management software
  • Proficiency in Microsoft Office Suite
  • Proven ability to manage budgets and understand financial reports
  • Ability to multitask and prioritize competing demands
