Starting Salary: $60,000 (adjustable based on experience) + Bonus

POSITION SUMMARY:
Responsible and accountable for providing accurate and timely financial information to both internal and
external customers
ESSENTIAL DUTIES AND RESPONSIBILITIES:
· Prepare monthly property financial statements
· Creates detail of balance sheet accounts and reconciles schedule for financial statements
· Review income statements and explain variances compared to budget. Alerts management as needed.
· Work with regional managers on cost concerns, discrepancies, and cash flow.
· Analyze cash position for assigned properties and determine timing of cash payments
· Research inquiries from investors and lenders and respond in a timely manner
· Serves as primary contact for Property Managers and Regional Managers as it relates to financials/invoices
· Review and approve tax, insurance and debt service invoices and ensure timely payment
· Prepare quarterly bank reconciliations for savings accounts
· Review monthly utility charges and post to tenant ledgers
· Review annual audits and provide information to financial statement auditors
· Assist in preparation of annual budgets for assigned properties
· Other duties as assigned
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
· Bachelor’s degree in Accounting or equivalent
· 1-2 years of experience
· Language Skills - Ability to read, write, interpret and analyze business publications, technical procedures and government regulations. Ability to write and interpret reports, correspondence and manuals. Ability to effectively present to groups of people including employees, vendors and the general public.
· Math Skills - Ability to work with concepts such as probability, statistical inference and fundamentals of geometry. Ability to apply concepts such as fractions, percentages, ratios and proportions to situations.
· Reasoning Skills - Ability to solve problems and work with a variety of concrete variables in situations where only general guidelines exist. Ability to interpret instructions in written, oral, diagram or schedule form.
· Computer Skills - Intermediate experience with MS Office and accounting software.
TRAINING REQUIREMENTS:
· Ongoing professional development.
PHYSICAL DEMANDS:
· Rarely must stand, reach with hands/arms, stoop, kneel, crouch, crawl, bend and lift up to 25 pounds.
· Occasionally must use hands to finger/handle/feel.
· Regularly must sit, talk and hear.
· Close vision is required.
WORK ENVIRONMENT:
· Normally works in an environment with moderate noise.
