SUMMARY
The primary purpose of the Operations and Maintenance Supervisor position is to provide experienced administrative and technical support for the maintenance and operations of all buildings, structures, systems, components and utilities and assist the department Manager, Assistant Director, and Director by coordinating and supervision of designated shops and all associated activities.
ESSENTIAL JOB FUNCTIONS
Supervise maintenance activities related to finishes and maintaining the building(s). Coordinates the efforts of both journeyman and non-journeyman employees to ensure continued operations within the assigned facilities area for both scheduled and non-scheduled work. Manages human resource functions, including planning, recruitment, employee relations, and development. Functions as the front-line contact with clients to ensure efficient delivery of services. Oversees contracted work to ensure quality workmanship and adherence to institutional policy. Acts as the interim incident commander during emergency situations and coordinates response efforts as needed. Provides information in the development of campus budgets and capital requests. Confers with management, engineering, and quality control to resolve maintenance problems and recommends measures to improve operations and conditions of equipment. Supports the development of the preventative maintenance and Joint Commission accreditation compliance programs. Requisitions tools, equipment, and supplies required for maintenance operations. Implements performance improvement initiatives.
JOB SPECIFIC COMPETENCIES
Equipment Maintenance Manages Preventive Maintenance (PM) and Workload for Craft and Maintenance Technicians.
Manages effective PM process on all infrastructure and utility systems to provide safe and reliable utility systems.
Improves PM process and frequencies to improve productivity.
Manages all infrastructure and utility related work orders and tickets
Manages PM and work orders closing through mainsaver systems if it is needed.
Support all initiatives associated with JC readiness.
Manage renewal of contracts and initiation of new contracts as needed to maintain facility compliance with applicable codes.
Track contract costs and deliverables.
Manages repair as requested, identified or forecasted.
Annually maintains operating budget within the acceptable +/- 2% variance.
Control spending against the budget.
Supervise HVAC area for Compliance and support
Equipment maintenance may require on-call availability to support equipment and technicians outside normal working times, This requirement does not imply any other limits during non-working hours. This time is not considered on-call and will not be compensated.
Workforce Management and Development Hires staff, recommends promotions, salary adjustments, and handles other personnel matters as required. Personnel Management and Budget Support to Management
Provide management on hiring, evaluations and promotions.
Ensure employees meet training and goal settings.
Effectively track workload.
Effectively schedule work for the front line staff and manages the shift coverage.
Communicate on an ongoing basis with customers to provide quality customer services.
Maintains inter-departmental relationships to maximize responsiveness to customer needs and demands.
Manage overtime costs to stay within guidelines.
Departmental Representation A. Applies independent judgment and analysis to gather facts and determine the appropriate solutions based on past experience and departmental practices for internal and external divisional programs.
B. Coordinates, leads and participates in special projects.
C. Participates in task force and committee meetings.
D. Adheres and implements departmental policies involving institutional and divisional internal controls.
E. Coordinates and compiles educational materials on behalf of the department.
Other duties as assigned
High school diploma or equivalent. Five years of experience in one or more craft areas including three years lead/supervisory experience. Successful completion of the LEADing Self Accelerate program may substitute for one year of required supervisory or management experience. Must pass pre-employment skills test as required and administered by Human Resources.
