Building Systems Maintenance has three levels of Painters, and the level is determined by a candidate’s knowledge, skills, abilities, and applicable licensure.

Painter 1, 2 and 3: All levels of Painters assist with painting, staining, and applying finishes using the appropriate application tools, protect surfaces with masking tape/paper, drop cloths, and other protective coverings to keep them free from paint, surface preparation, and general repair such as small hole drywall patching, general aesthetic patching, wall base, and other general repair duties. Additionally, all Painters maintain a clean workspace, complete work orders, utilize an electronic timekeeping system daily, and assist other Building Systems Maintenance staff to complete daily tasks, campus projects, irregular maintenance activities, and emergencies.

Painter 2: In addition to the duties and responsibilities above, a level 2 will work more independently and be given more complex duties including contribute appealing color and aesthetic vision, and collaborating with internal parties and external vendors and manufacturers to purchase supplies and arrange other necessary items.

Painter 3: In addition to the duties and responsibilities above, a level 3 will generate activity notifications, accurately translate requests for work to service requests (assess work, allocate, and accomplish in a timely and efficient manner), acquire and/or perform estimates for projects and maintenance repairs, and collaborate with external party vendors and manufacturers and provide approval or rejection of contractors’ proposals and installations. A level 3 will also train, mentor, and verify work of others, contribute to fostering a positive work environment, motivate and encourage staff to improve, support leadership, and contribute to the development and implementation of departmental vision and goals.

All levels will be assigned to a rotating on-call schedule and urgent situations occasionally require after-hours work.

Minimum Required Qualifications
Painter 1, 2 and 3: High school or equivalent experience. Able to lift 50 lbs. Able to work from a ladder and/or aerial equipment.
Available by cell phone to assist with campus emergencies and available for regular rotations on the weekend and after-hours on-
call schedule. Must have a valid driver’s license and meet University driver eligibility requirement.
Painter 1: Ability to comprehend and follow written and verbal instructions. Thinking and reasoning skills. Good communication
skills. Thoroughness and attention to detail. Good time management and organizational skills. Familiar with and able to operate
tools and machinery.
Painter 2: In addition to the minimum qualifications above, a level 2 must have a minimum of 1 year experience in general
commercial/residential painting/finishing, knowledgeable of and skilled in the processes, procedures, and codes required of the
trade, and knowledge, experience, and ability to operate a variety of tools and machinery. Basic computer skills, good analytical
thinking and reasoning skills, strong communication skills, thoroughness and high attention to detail, and strong time management
and organizational skills are necessary. Understanding of building and construction principles.
Painter 3: In conjunction with the minimum qualifications above, a level 3 must have a minimum of 2 years experience in general
commercial/residential painting/finishing. Ability to comprehend and follow complex and technical information, strong analytical
thinking and reasoning skills, excellent communication skills, strong documentation skills are necessary, and the ability to manage
multiple projects simultaneously are essential.

Preferred Qualifications
Painter 1: Familiar with a CMMS and/ proficient in Microsoft Office products are preferred.
Painter 2: In addition to the preferred qualifications above, a level 2 is preferred to be proficient using an CMMS and/or completed all UNL and BSM required training courses.
Painter 3: In conjunction with the preferred qualification above, a level 3 is preferred to have at least 6 months experience
managing projects, including estimates, selecting appropriate standards, and metrics.
