SUMMARY
Painters are required to paint the interior of structures, buildings, and other surfaces. Your job will be important since good painting has both practical and aesthetic benefits. An excellent painter is knowledgeable in selecting the right material for their job. They have experience in painting with various tools and in various heights and spaces while observing all safety measures. They must be reliable and deft as well as possess great attention to detail in completing their duties. The goal is to deliver high-quality painting work.
DUTIES AND RESPONSIBILITIES
- Assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner.
- Operate, repair, maintain and monitor different types of equipment, machinery, or motor vehicles such as golf carts if applicable. *
- Work with various types of chemicals such as cleaning supplies, pool chemicals, paint, freon, etc.*
- Complete the ongoing required training assignments through our online learning platform.
- Conduct all business in accordance with company policies and procedures, state, and federal laws, e.g., OSHA, ADA, Fair Housing, etc.
- Assists with "make-ready" duties when requested by the manager or senior maintenance technician.*
- Performs interior & exterior painting duties when requested. Carries buckets of paint from storage area to work site.
- Performs work area clean-up and safety related duties.
- Performs any additional duties assigned by senior maintenance technician and manager.
PREVENTIVE MAINTENANCE/SAFETY
- Helps with any tasks necessary to maintain the community in top condition.
- If certified for pool maintenance, clean and maintain the pool as directed.
- Always maintain awareness of proper safety precautions.
- Constantly observes condition of apartment property throughout the community and immediately reports and/or initiates action to correct unsafe conditions.
- Needs to be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts.
- Ensures that storage areas always remain locked when not in use.
REQUIREMENTS
- High School Diploma or equivalent.
- Interpersonal Skills: Many painters work during regular office hours, while company employees are working. Being friendly and pleasant will help you in your job.
- Strength and Stamina: You will need to lift heavy objects and spend most of your time on your feet.
- Must be knowledgeable in painting methods and products as well as patching and wall finishing to give the best appearance of vacant apartments.
- Must meet all physical requirements and be able to take directions.
- Have and maintain a current valid driver's license and reliable transportation.
- Must be able to work 40 hours per week if full time or up to 25 hours if part time. Weekly schedule may change as required and weekends may be required as circumstances warrant.
- An employee in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools:
- Hand Tools: Various wrenches, screwdrivers, painting tools and equipment.
- User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders.
- Power Tools: Blowers, power washers, etc.
PHYSICAL REQUIREMENTS
- Constant need (66% to 100% of the time) to be on feet.
- Have constant need (66% to 100% of the time) to perform the following physical activities:
- Bend/Stoop/Squat/Kneel Perform routine painting.
- Climb Stairs Routine duties require access to all levels.
- Push or Pull Move equipment, appliances, open and close doors, etc.
- Reach Above Shoulder Perform routine painting.
- Climb Ladders Performing painting
- Grasp/Grip/Turning Handle tools and equipment, perform routine maintenance/repairs.
- Finger Dexterity Handle tools and equipment, perform routine maintenance/repairs.
- Lifting/carrying (supplies, blower, ladders, etc.):
- Over 150 lbs. Rare need (less than 1% of the time)
- 75 - 150 lbs. Occasional need (1% to 33% of the time)
- 25 - 75 lbs. Frequent need (33% to 66% of the time)
- 1 - 25 lbs. Constant need (66% to 100% of the time)
- NOTE: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons and while wearing the required, appropriate safety equipment. Examples of heaviest items lifted include washer/dryers, refrigerators, A/C units, abandoned sofas, etc.
*This position is designated as a safety-sensitive position in which the employee must not be under the influence of alcohol or drugs while at work as it may constitute a threat to health or safety in which a lapse of attention could result in injury, illness, or death.
