Commercial Real Estate Acquisitions Analyst

Work Arrangement: Fully remote, with core working hours overlapping Mountain Time (MT) and Philippine Standard Time (PST).
Job Type: Independent Contractor, Full-time.
Salary Range: Based on experience, to be discussed during the interview

About the Company

Our client is a real estate investment company focused on acquiring, renovating, and managing properties to provide investors with excellent tax-adjusted and risk-adjusted returns through real estate.

Role Overview
As a Commercial Real Estate Acquisitions Analyst, you will work closely with the Acquisitions Manager to support the execution of the firm’s investment strategy. You’ll play a pivotal role in sourcing, analyzing, and acquiring commercial and multi-family real estate properties, contributing directly to the client’s mission of delivering exceptional returns to investors.

Key Responsibilities

  • Investment Sourcing: Build and maintain relationships with brokers, property owners, and industry professionals to identify acquisition opportunities.
  • Market Research & Financial Analysis: Conduct in-depth market research and financial modeling to assess potential investments.
  • Due Diligence Support: Gather and evaluate property, market, and financial data to support the due diligence process.
  • Investment Committee Preparation: Create detailed reports, memos, and presentations to communicate investment recommendations.
  • Team Collaboration: Work closely with internal teams and external partners to ensure smooth transaction execution.
  • Record Maintenance: Keep accurate records of acquisition activities, market trends, and financial performance.
  • Ad-Hoc Projects: Contribute to special projects aimed at refining investment strategies and improving processes.

Must-Have:

  • 1-3 years experience in Commercial Real Estate: Prior exposure to CRE is required. Experience in multifamily apartments is ideal, but backgrounds in hospitality, office, condo, or other CRE sectors are acceptable.
  • Financial Modeling Proficiency: Strong understanding of key concepts such as discounted cash flow (DCF), pro forma analysis, variance analysis, and return metrics. Ability to navigate and utilize existing models.
  • Analytical & Research Skills: Ability to evaluate market trends, property data, and financial performance to support investment decisions.
  • Attention to Detail: Strong organizational skills to manage multiple projects and ensure data accuracy.
  • Independent Contributor: Comfortable in a hands-on analytical role with no management responsibilities.

Nice-to-Have:

  • U.S. Market Familiarity: Knowledge of the U.S. real estate market is a plus but not required.
  • Real Estate Investment: Knowledge or familiarity in real estate investment industry
  • Advanced Financial Modeling Skills: Ability to build models from scratch is beneficial but not mandatory.
  • Presentation & Reporting Skills: Experience in preparing investment memos and presenting findings to stakeholders.
  • Tech & Software Proficiency: Familiarity with industry-standard CRE tools and financial analysis software.
