The Portfolio Property Manager is responsible for all facets of property management and day-to-day operations of an assigned client residential property portfolio of up to 600 single-family homes. This is a regionally based role and may serve multiple states. This role has overall accountability of the performance of the client portfolio to include marketing and leasing oversight, resident services management, maintenance oversight, fee management and warranty claims process. This position requires collaboration and coordination with 3PM Client Services, Marketing, Leasing, Pricing, Maintenance, Centralized Services, District Property Operations, and Brokerage Management.
Responsibilities:
Collaborates with cross functional partners to include 3PM Client Services, Marketing, Pricing and Leasing to ensure successful renewal, marketing, and leasing of client portfolios. Audits Property Listing syndication, photos, and pricing to ensure client properties are properly listed.
Conduct property visits to ensure quality upkeep of the community and properties and to identify opportunities to improve marketing, leasing, maintenance, and retention.
Overall accountability of resident relations for assigned portfolio. Delivers timely, professional, and applicable responses to resident inquiries and strives to resolve issues expeditiously. Works with departmental partners, as needed to reach resolution.
Coordinates portfolio challenges and solutions with functional departments to ensure optimized performance of assigned portfolio.
Coordinates local insights with Pricing and Leasing to influence optimized retention and re-leasing rates. Executes new leases and lease renewals within the market.
Conducts move-out reconciliation; checks for damages; determines what portion of the security deposit will be returned to the tenant in accordance with state laws.
Manages DQ in assigned portfolio and coordinates with evictions with Centralized support services.
Local representative for eviction hearings or otherwise breaches the terms of a lease; ensures all properties are within HOA compliance. Attend evictions hearings as the company representative when required.
Follows all organizational systems, programs, training, policies, and procedures as required and complies with relevant legal mandates. Seeks guidance as necessary.
Requirements:
High School Diploma/GED required.
Bachelor’s degree in Real Estate, Finance, Business Management, or a related field preferred.
Minimum three (3) years of directly related experience in an operational or related role preferred. It is preferred if the experience is the following areas/industries: Property Operations, Real Estate, or Property Management.
Real Estate License and any permits/certifications required per State’s real estate commission to engage in property management; required to affiliate License with only AMH Brokerages.
Valid driver’s license required.
Experience with property management software a plus.
Intermediate knowledge of Microsoft Office (Word, Excel, Outlook) required.
Excellent verbal and written communication skills.
Strong tenant relationship management and negotiation skills.
Must be able to meet multiple deadlines.
Must be able to implement process improvement changes.
Must be able to work in a team environment.
Must be able to pay close attention to details.
Must be able to operate a motor vehicle.
Must be able to lift/carry:
20 pounds to waist height.
10 pounds to shoulder height.
5 pounds above the head.
