Project Manager (Owner's Representative)

Procon Consulting, a fast-growing professional services firm with expertise in construction management (CM), construction-related technology, space planning, and facilities management, seeks a Project Manager (Owner’s Representative) for a long-term opportunity in Columbus, GA. This role requires 10 years of experience in construction management on projects for both new construction and major renovation projects.  The ideal candidate will possess the following skills and requirements:


Qualifications & Skills
  • Experience as a Project Manager on large commercial new construction and major building renovation projects.
  • Excellent communication skills with field and office personnel. Bachelor’s Degree in Engineering, Architecture, or Construction/Project Management or related field and CCM (CMAA), Professional Engineer (PE) or Professional Architecture (AIA) Professional Certification.
  • Corp of Engineers QCM Certification within 30 days of hire.
  • Proficiency with Microsoft Office and Industry Project software packages to include but not limited to latest versions of Microsoft Project, Primavera, Procore, etc.
  • Experience with coordinating with architects and engineers to support their creation of design and construction documents.
  • Experience with reviewing design document submittals, reviewing cost and schedule estimates, collecting, preparing, and reporting programmatic information.
  • Fluent in project management principles and implementation of Project Management principles.
  • Ability to analyze all relevant project-related information and communicate project status and major issues in writing or verbally.
  • Ability to read and interpret drawings and specifications, interpret contract terms and conditions, working knowledge of CPM scheduling, communication skills, intermediate computer skills and Leadership skills.


Responsibilities & Duties
  • Provide full time oversight of construction on behalf of the Owner.
  • Inspect construction as it progresses to ensure that work is being completed in accordance with the approved plans and specifications. Notify all team members promptly if there is any work out of compliance with the approved documents.
  • Review and approve contractor and architect payment requests on behalf of the Owner. Submit approved payment applications to the Owner for processing.
  • Review submittals to ensure compliance with contract documents and approve submittals on behalf of the Owner.
  • Review submittal logs to ensure that the contractor is supplying submittals per schedule and that the design team is reviewing submittals within the allotted review period.
  • Distribute submittals to other Owner departments for review and approval. This may include tasks such as ensuring HVAC submittals are received and reviewed by the Public Works Department.
  • Respond to Request for Information on behalf of the Owner if necessary. This would include coordination with other Owner departments to ensure that the RFI is responded to properly.
  • Ensuring that RFIs are being responded to in a timely manner by all members of the project team.
  • Provide updates to Owner Council, executive management, user departments, project neighbors, and other stakeholders as necessary.
  • Review construction schedule updates to ensure project is meeting schedule milestones. Provide updates to Owner staff on any areas of concern.
  • Review any change order requests. Provide guidance and information to Owner staff for review.  Owner staff will have change order approval for any major issue.
  • Review any floor plan changes with the affected user department and get their approval of any changes.
  • Coordinate cover up inspections with other Owner departments.
  • Coordinate training and close-out document distribution at the end of the project. Scheduling proper Owner departments to be at contractor provided training and ensuring that O&M manuals are received by the appropriate Owner personnel.
  • Conduct final inspections on behalf of the Owner. Assist Owner in creation of punch list and ensuring that these items are corrected prior to final completion.
  • Assist in move coordination. This will involve meeting with user departments to establish their needs during the moving process as well as an appropriate timeline for their move.
