Project Director - Military Housing - Hawaii

Lendlease manages the largest portfolio of accommodations as part of the US Department of Defense’s Military Housing Privatization Initiative (MHPI) and Privatized Army Lodging (PAL), programs that provide for the transfer of military housing and lodging assets to private sector companies. With over 40,000 residential units and more than 12,000 hotel rooms in its portfolio, Lendlease will finance, develop, build, renovate and operate these sites for at least 50 years. JOB SUMMARY
In this role you will lead a team of over 400 employees and work with military installation leaders to provide superb customer experience for service members and their families, including services, programs, and high-quality homes and neighborhoods. You will oversee all operations (including financial, planning, capital improvements, construction and maintenance management, and asset management) for the 7800 homes at Island Palm Communities serving the Army in Oahu, Hawaii at Schofield Barracks, Aliamanu, Helemano, Wheeler, Ft Shafter, Red Hill, and Tripler. Role is based in Hawaii.
ESSENTIAL RESPONSIBILITIES
This is intended to describe the general nature of the work being performed by this position. It is not intended to be an exhaustive list of all that is required.
The Project Director is accountable for the coordinated management and leadership of the project with a focus on:
  • Leading the project team to act as one integrated operation, to include Lendlease (Communities team, Asset Management, Development and Construction), Winn Residential
  • Drive world class customer service and outcomes for residents
  • Coordinate the participating development business units to deliver asset improvement projects for the project location.
  • Primary liaison with government authorities and acting as the main point of contact of the project – Lendlease’s representative for the assets and the development.
  • Customer Service, including coordination with Lendlease customer experience team, execution of CX strategy and delivery of world class customer experience.
  • Community & stakeholder engagement in Hawaii; to include, Hawaii Military Advisory Committee, Hawaii Ag Foundation, Kunia Water Association and other critical community groups and organizations as required.
  • Provision and maintenance of infrastructure
  • Overall responsible for safe operations on the Project; include, safe delivery of development operations and projects, operations and maintenance safety, overall community Safety.
  • Project Business financial management, performance and planning
  • Project Reports (Lendlease and client required) and business agreement compliance.
  • Periodic engagement with regional and global leadership for development and investment funding for the project.
MINIMUM REQUIREMENTS
  • Minimum of 10 years of broad real estate management experience, including exposure to real estate asset portfolios, property development, project management, and construction delivery.
  • Previous development experience in one or more of the following market sectors: office, retail, single and multi-family housing.
  • Familiar with and possess, or capable of building and maintaining a network of local resources that could include work with governmental agencies.
  • Excellent leadership & communication skills.
  • Bachelor’s degree in real estate development, Planning, Architecture, or related major. Master’s degree is preferred. Previous leadership and management experience to be considered.
