Real Estate Specialist

JOB SUMMARY
The Real Estate Specialist will assist Sr. Director of Real Estate with coordination of all functions in Real Estate. Primarily responsible for licensing of excess space inside clubs to include, but not limited to: preparing market comps, marketing spaces, sourcing and vetting leads, LOI/license agreement/landlord/city negotiations, lease/OEA/plan review, insurance overview, scheduling tours, coordination with clubs, construction, legal, accounting and property management departments. Will support Sr. Director of Real Estate with other administrative duties related to project tracking, filing, and completion.
ESSENTIAL DUTIES & RESPONSIBILTIES
Project Management and Administrative Support for Senior Director Real Estate
  • Be responsible for end-to-end management of excess space licensing
  • Serve as main point of contact between licensee and 24 Hour Fitness
  • Perform comparative market analysis to accurately value commercial properties
  • Prepare marketing materials for exclusive listings and manage online listings
  • Schedule tours with clubs
  • Negotiate and prepare relevant paperwork (LOI, License Agreement, Amendments, Insurance COI)
  • Partner closely with other staff members to ensure knowledge sharing and cross-team collaboration
  • Conduct research of the local real estate market and stay up to date on industry trends
Administrative Support and Additional Duties for Real Estate Functions
  • Perform other duties as assigned by Sr. Executive Assistant and/or SVP Real Estate to support team
  • Compile, analyze, and prepare data for administrative reports and presentations
  • Anticipate a variety of needs and problems and proactively resolve or suggest solutions
  • Run, prepare ad-hoc reports, as required

ORGANIZATION RELATIONSHIPS
This position reports to the Sr. Director Real Estate. Disseminates information regularly to and from Real Estate staff, property management, legal, accounting, construction, operations, clubs, landlords and brokers.
REQUIRED QUALIFICATIONS
Knowledge, Skills & Abilities
  • Ability to work independently
  • Attention to detail and ability to multi-task
  • Good knowledge of industry standards and practices
  • The ability to read and interpret documents such as letters of intent, license agreements, leases, OEAs, sign codes, site and building plans
  • Ability to write routine reports and correspondence
  • Ability to speak effectively
  • Intermediate PC based computer skills, including Powerpoint, database management, and Excel
  • Ability to develop and maintain extensive tracking and project management tools to enable a multi-functional user/client base to reach both long and short term objectives
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
  • Ability to define problems, collect data, establish facts, and draw valid conclusions
Minimum Educational Level/Certifications
  • High School diploma or equivalent.
Minimum Work Experience and Qualifications
  • 2+ years of experience in leasing or leasing administration
Physical Demands/ Environmental Conditions
  • Work is performed in a standard office environment without unpleasant or hazardous conditions. Work entails typical physical demands involved in office work.
  • Regularly required to work standard office equipment (personal computer, copy machine, fax machine, etc.).
  • Ability to work on a computer up to 7 hours a day.
  • Regularly required to sit for long periods of time, and occasionally stand and walk.
  • Close vision required for computer usage.
Travel Requirement
  • Occasional travel may be required.
PREFERRED QUALIFICATIONS
Knowledge, Skills & Abilities
  • Comprehensive knowledge of Excel, PowerPoint, Costar Real Estate Manager
  • Experience working with Costar, Loopnet, CommercialEdge, Crexi
  • Ability to read and interpret site and building plans
Educational Level/Certifications
  • Associate or Bachelor degree preferred
Preferred Work Experience and Qualification
  • Real Estate License
  • Experience working with a retailer, landlord, property manager or brokerage.
