The RXR platform manages 93 commercial real estate properties and investments with an aggregate gross asset value of approximately $18 billion, comprising approximately 30.5 million square feet of commercial properties, a multi-family residential portfolio of approximately 9,400 units under operation or development, and control of development rights for an additional approximately 3,000 multi-family and for sale units as of December 31, 2023. Gross asset value compiled by RXR in accordance with company fair value measurement policy and is comprised of capital invested by RXR and its partners, as well as leverage.


RXR is currently looking for a Building Engineer.  

 

The Engineer will be responsible for assisting the Chief Engineer by overseeing all union and non-union tradesmen responsible for the maintenance of all mechanical systems. Coordinates, interprets, maintains, and repairs facility equipment, including but not limited to switch gear, panel boards, distribution, lighting, and lighting control equipment, plumbing systems, HVAC systems, Life Safety systems, etc. at the facility to ensure continuous and proper operation in the most economical fashion.   


PRINCIPLE RESPONSBILITIES:
  • Work closely with Superintendent and building operations team to evaluate contractors’ performance, adherence to the plans, and resulting well-being of the building.
  • Perform daily inspection of grounds, interior and exterior, ensure that all physical aspects of the building are fully functional at all times  
  • Ensure actions and repairs internally and externally follow the Building Rules and Regulations, and applicable codes and labor regulations.
  • Perform MEP repairs, and close-out of tenant work order repairs, preventative maintenance programs, emergency repairs, and budgeted projects.
  • Respond to emergencies and other sudden or unanticipated events and reports of abnormal/adverse conditions.
  • Maintain, operate, and repair all HVAC and base building systems as directed (e.g. regular air filter changes, belt changes, pressure testing, convector cleaning, etc.)
  • Monitor HVAC equipment, cooling tower/condenser water systems (two operate 24/7/365) and domestic hot water.·      
  • Monitor and operate critical systems equipment, boiler plant, and generator system.
  • Perform troubleshooting and service DX package units, cooling tower systems, pump sets, BMS controls, H&V units, and other MEP systems.
  • Contributes and own areas of refrigeration management.
  • Painting of equipment and machinery rooms.
  • Implement repairs to base building equipment as may be necessary or facilitate same by outside entities.
  • Performs work on a variety of non-HVAC building systems including FLS, doors, plumbing, and electrical as needed.
  • Monitor cooling tower water treatment and maintain treatment equipment.
  • Respond to and appropriately document service requests from tenants via the Building’s work order management system, Angus. (e.g., picture-hanging, restroom repairs, hot/cold calls, other various engineering-type services)
  • Administer fire alarm/fire suppression systems shutdowns, as necessary.
  • Conduct fire alarm tests and watches, as necessary.
  • Conduct visual checks of property exterior, setbacks, roofs, and sewage pumps.
  • Start appropriate HVAC equipment (e. g., base building AHU’s, chilled water plant, domestic hot water) as necessary.
  • Replace light bulbs in non-contracted areas as required.
  • Read utility meters.
  • Accommodate DOB, FDNY, DEP, & ConEd personnel as necessary for monthly meter readings, inspections, tests, and requests
  • Accommodate window cleaners as necessary for semi-annual window cleaning.
  • Accommodate building management and leasing requests, as necessary. 
  • Accommodate outside contractors as necessary for work undertaken by building or tenants.
  • Serve as fire brigade member.
  • Ensure high level of tenant satisfaction and tenant requests are met in a timely manner.
  • Address problems as soon as possible with careful attention to prioritization
  • Perform plumbing repairs.
  • Complete painting projects.
  • Perform snow removal with team.


ESSENTIAL PHYSICAL ABILITIES:
  • Ability to visually inspect machinery.
  • Ability to walk up and down stairs for inspections and emergency procedure practice and/or implementation.
  • Ability to detect emergency alarms and alarm conditions – by auditory, visual, and olfactory senses.
  • Ability to inspect equipment located on roofs or other high places.
  • Ability to climb to roof of the building using stairways during conditions of power loss and during other emergencies.
  • Ability to work on hands and knees for inspection, repair or maintenance of equipment located low to the roof, floor slabs or ground.
  • Ability to work weekends and extended hours.
  • Ability to respond 24/7 to building emergencies.
  • Ability to climb ladders to conduct inspections, maintenance, and repairs.
  • Ability to move heavy objects with the aid of appropriate tools and equipment.
  • Ability to carry heavy objects, such as five (5) gallon pails up several flights of stairs.


IDEAL EXPERIENCE/EDUCATION:
  • Extensive experience with the operations, troubleshooting, service, and maintenance of self-contained HVACR systems.
  • Strong interpersonal, coaching, and training skills.
  • Strong oral and written communication skills.
  • Ability to work with basic MS Word, Excel, and Outlook.
  • Computer skills and building automation system experience required.
  • Certification meeting OSHA ACM awareness training requirements as required.
  • Working knowledge of energy conservation required, formal.
  • Knowledge of Building Management & Control Systems and Work OrderMgmt. System
  • Strong problem identification, reasoning, and communication skills
  • Experience with project management and scheduling
  • Detail oriented in all tasks, repairs, construction oversight, etc.
  • Technical ability
  • Knowledgeable on sustainability efforts and practices

  • Q01/Q99 Refrigeration Engineer
  • EPA Section 608: Universal CFC Certification
  • F01: Citywide Fire Guard for Impairment
  • F60: Fire Guard for Torch Operations
  • G60: Torch Use of Flammable Gases
  • S12: Citywide Sprinkler System
  • S13: Citywide Standpipe System
  • P98: Fuel-Oil Piping and Storage System
  • P99: Low Pressure Oil Burner Operator


$30 - $34 an hour
The salary range and/or hourly rate listed is a good faith determination of potential base compensation that may be offered to a successful applicant for this position at the time of this job advertisement and may be modified in the future. When determining a team member's base salary/rate, several factors may be considered as applicable (e.g. location, years of service, specialty, education, relevant experience).
