The project manager coordinates and oversees all phases of construction, and is responsible for overall project planning, scheduling, resource allocation, project accounting, and stakeholder communication; all while providing technical direction and ensuring compliance with quality standards. The Project Manager reports to the Senior Project Manager or Project Executive and ensures that work is completed on time, within budget and to the quality specified within the Client contract. Responsibilities: Project Management - Chart out project objectives and plans while setting performance requirements and selecting project participants.
- Oversee the construction project in every phase from conceptual design through completion.
- Assist with preconstruction team which includes reading plans and specs, developing scope sheets, and assisting with leveling interviews and contractor qualifications.
Responsibilities: Project Accounting- Work with the project executive, preconstruction team, and superintendent in the development of early budgets and schedules. Manage the project budget, track team expenses, and minimize exposure and risk in the project.
- Process and manage contracts, change orders, and assist in negotiating contracts. Deliver project specific financial reporting at scheduled intervals.
- Process Payment Requisitions, including demand payments while maintaining strict adherence to the budgetary guidelines.
Responsibilities: Project Compliance- Understand all RXR insurance requirements and assist the project executive in engaging legal and outside insurance consultants to ensure proper insurance coverage.
- Assist with superintendents and subcontractors to prepare site specific Health and Safety Plans. Adhere to all RXR safety requirements and inspect jobsites for deficiencies, ensuring their correction and addressing any issues with subcontractors and labor directly.
- Track permit requirements and coordinate with expeditors to complete all filings, following up when necessary.
Responsibilities: Client and Stakeholder Communication and Collaboration- Develop effective communication and mechanisms for creating positive working relationships among all project participants.
- Coordinate the efforts of all external project stakeholders including architects, consultants, contractors, subcontractors, and laborers.
- Liaise with internal stake holders including Property Management, Leasing Team, Asset Management and Development Services.
- Coordinate with tenants and property management to minimize disruption during tenant fit-outs or renovations, ensuring timely communication and addressing any concerns.
Responsibilities: Reporting- Monitor the progress of the construction activities and hold regular status meetings with all the subcontractors. Regularly and proactively follow up to ensure all requirements and workflows move rapidly and accurately to advance the project.

- Act as a key link with the clients and review the prepared deliverables prior to client presentation.
Qualifications:- Demonstrated ability to read and interpret Plans and Specs: Demonstrates strong working knowledge and ability to read plans and specs in general. Able to generate scope requirements from plans and specs, build a sequenced plan for construction, as well as to use plans and specs to provide detailed review and critique of shop drawings and submittals.
- Ensure Project Insurance Compliance: Knowledge of typical insurance coverages in the construction industry. Able to assist review subcontractor insurance and determine if it meets minimum requirements and coverages. Ensure insurance coverage is in place prior to commencing work.
- Communication: Ability to articulate thoughts and ideas clearly and effectively in appropriate written form. Excellent communication, negotiation, and problem-solving skills.

Knowledge Areas:- Construction Management Software (Procore, MS Project, Bluebeam) preferred
- Microsoft Office Suite, especially Excel and PowerPoint required.
- Full understanding of applicable process for entitlements and zoning in the relevant jurisdiction.
- Vast knowledge of all trades: scope, time frames/field execution, typical missed scope/exposures; with emphasis on interior construction.
- Understand MEPS systems and components and be able to scope and analyze MEPS bids.
Education and Experience:- Bachelor's degree in Engineering, Construction Management, or equivalent technical training is preferred. A combination of education and work experience will also be considered in lieu of degree.
- Minimum 5 to 10 years’ experience as a Project Manager with an established construction firm, with a minimum of 3 years’ experience focused on high-end commercial interior renovations, retail fit-outs and tenant improvements.
- Solid estimating experience through all phases of a project.
- OSHA 30 and NYC 4-hour Scaffold Training
$115,000 - $140,000 a year

The salary range and/or hourly rate listed is a good faith determination of potential base compensation that may be offered to a successful applicant for this position at the time of this job advertisement and may be modified in the future.
