Sandbox VR is looking for a Construction Project Manager to be responsible for our entire store construction efforts from end to end, from managing design and architecture, to bidding and permitting, all the way to launching our finished store. In this role, you'll ultimately be responsible for ensuring we hit our aggressive real estate expansion strategy on time and ensure that construction will not be a blocker to our growth plans.


What You'll Do:
  • Franchisee partnership: Our franchisees are key drivers of store growth, and we need a partner who has a strong can-do attitude. As a construction and development partner, you will bring your expertise in project management to ensure clear understanding of site requirements, layouts, permitting, and costs. Your focus will be on opening stores on time or ahead of schedule while ensuring that we stay under budget. Building trust and fostering professional relationships will be key to your success. Flexibility to work around the clock, and a proactive approach to travel for better outcomes, will make a strong impact on your partnership with franchisees.
  • Design & Bid Management: Selecting, budgeting, and managing our architectural design and general contractor partners during the design and bidding process. The goal is to have our stores be constructed at high quality, with on brand design, and with a competitive budget.
  • Construction Execution: Ensuring stores are built on time and within budget by managing the entire construction process. This includes forecasting opening dates, tracking key milestones, coordinating with general contractors, and proactively managing dependencies. Your flexibility and ability to value-engineer solutions to stay within budget while delivering high-quality stores across multiple simultaneous build-outs will be critical.


What We're Looking For:
  • Real Estate Experience - This is a specialized role in construction, so experience is required. We're looking for at least 5+ years of experience in a similar role managing construction, ideally managing multiple simultaneous construction projects end to end (from lease signing to store opening) for a strong direct to consumer brand.
  • Analytical Skills - We’re a data-driven company, and we want our construction process to reflect that. You should have a strong analytical mindset, capable of evaluating costs and identifying opportunities to optimize the process without compromising quality.
  • Negotiation Skills - Constructing our stores on time and on budget is critical to the long term success of our business, so you should have a deep network with general contractors and architectural firms and a keen understanding of where the market is on costs. You should know where we can push to ensure we have the most favorable bids without sacrificing quality.
  • Ability to Travel - You will need to travel to manage ongoing construction projects across the country and possibly the globe, so the ability to spend a significant amount of time (up to 25% of your time) on the road is required.

  • If you can tell us about how you've been able to hit seemingly impossible aggressive timelines by being creative and doing whatever it takes, we'd love to hear about that. You'll need to manage multiple construction projects at the same time in this role, all on aggressive timelines.
