The Equitable Building is a 146 unit Class A high-rise apartment community located in downtown Des Moines, IA. This position will help lead our maintenance team and vendor community to complete general interior/ exterior repairs, building maintenance, and move-in/ move-out unit turns. Apartment/ general home maintenance experience required. Yardi experience preferred.
SUMMARY
· Responsible for the mechanical and maintenance repair operations of the community buildings and systems.
· Assigning work orders, preventative maintenance orders, and assuring that work is performed in a thorough, timely, and good quality manner. Research and obtain bids for cost and quality for maintenance equipment, materials, and work for Manager's approval.
DUTIES AND RESPONSIBILITIES
1. Develop and implement planned maintenance schedules for Community Manager's review and approval.
2. Daily physical inspection of community. Routinely inspect the entire community to detect potential problems.
3. Organizes schedules and supervises the activities and assigns tasks to the maintenance staff.
4. Maintains the maintenance schedule and assures that all shifts are staffed to provide adequate coverage for all tasks and on-call duty.
5. Ensures pools, fountains, and all amenity areas are kept clean and in good working condition.
6. Responsible for maintaining needed repair parts & inventory for stock items. Maintain tools & equipment properly.
7. Perform routine maintenance and turnover work.
8. Perform personally and/or directs major and more complex maintenance tasks. Provide instruction to maintenance staff.
9. Review work orders and prepares monthly maintenance reports.
10. Participates in VIP renewal system, and service follow-up calls to residents to ensure satisfaction.
11. Assists with performance evaluation of subordinates.
12. Assists with the managing of contracted services.
13. Routinely conducts inspections to assure that work is performed in a safe and good quality manner.
14. Performs other duties as assigned.
15. Works within OSHA guidelines.
16. Present a professional image and courteous to all residents and customers.
REQUIREMENTS
1. Mechanical experience and aptitude in electrical, heating, ventilation, air conditioning, and plumbing fields and appliance repair at a supervisory level.
2. Good managerial skills, including ability to manage a team with directives, train and lead their team by example, team motivator.
3. Good communication skills, including negotiating bids with vendors on project repairs.
4. Ability to read and interpret blueprints and specifications.
5. Ability to use sound judgment.
6. Must have a working knowledge of various types of tools and equipment used in the mechanical trades.
7. Specialized courses in some of these areas, heating and air conditioning systems, electrical systems, energy conservation, and blueprint reading.
8. Willingness to be on call and carry a cell phone.
9. Physical capabilities to stand, walk, reach, bend, stoop, climb ladders, grasp, and lift heavy objects up to 75 lbs.
10. Must be willing to adjust work schedule to complete major project assignments.
11. Valid Driver's License and reliable transportation at all times.
12. CFC certified.
