Assistant Property Manager (Vintage at SLO)

WinnCompanies is looking for an Assistant Property Manager to join our team located in San Luis Obispo, CA.


In this role, you will assist the Property Manager and Senior Property Manager in managing all aspects of a 105-unit, market-rate property.


Please note that the pay range for this position is $23.00 to $24.00 hourly. Additionally, the schedule will be as follows: Tuesday through Saturday, from 9:00AM to 6:00PM, with an occasional Monday flex schedule.


Responsibilities
  • Monitor collections, post rent payments, enforce the collection policy and initiate legal action when required.
  • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, recertifications and negotiating lease renewals.
  • Provide exceptional customer service, respond timely to resident issues and complaints, and promote positive resident relations.
  • Under the supervision of the Property Manager, assist in all facets of physical and financial Management as needed and assigned. Act as Property Manager in the absence of the Manager for specified amounts of time.
  • Prepare financial reports for the Property Manager as well as resident correspondence, and recertification notices.
  • Monitor the flow of accounts payable from issuing purchase orders to processing invoices.
  • Plan and organize 1 to 2 monthly events for residents.
  • Monitor and post on social media platforms.


Requirements
  • High school diploma or GED equivalent.
  • Minimum of 1 to 2 years’ experience in leasing/property management, preferably multi-family.
  • Less than 1 year of supervisory experience.
  • Experience with various computer systems, including Microsoft Office.
  • Outstanding verbal and written communication skills.
  • Excellent customer service skills.
  • Superb attention to detail.
  • Willingness to learn and be trained.
  • Ability to multi-task in a fast-paced office environment.
  • Ability to work with a diverse group of people and personalities.
  • Previous experience organizing and planning events for residents.
  • Highly motivated, independent and a self-starter.


Preferred Qualifications
  • Associate's degree.
  • Experience with Yardi or RealPage property management software.
  • Affordable housing, tax credit (LIHTC) experience.
  • Experience in social media platforms, including Knock and SOCi.


$23 - $24 an hour
