Job Description:
Provide building maintenance scheduling and planning support for Dow buildings managed by Newmark The planner analyzes work orders and other documentation to prepare time, cost, and labor estimates for services. Computes cost factors and prepares estimates used for management purposes, such as planning, organizing, and scheduling work, preparing bids, selecting vendor or subcontractors, and determining cost effectiveness. In addition, the planner works with the Accounts Payable team to requisition materials required to complete the jobs.

Essential Job Duties:
Must be able to perform all essential functions corresponding to routine department including but not limited to:

  • Analyzes work orders by size, urgency, skill set, location, complexity, and available manpower; and assist operations teams by issuing work orders in a sequential flow to individual technicians or work teams. Coordinates the engagement and direction of appropriate subcontractors.
  • Work closely with Technicians to stage materials, permits, subcontractors, tools, and other resources necessary to accomplish the work in the most productive manner possible.
  • Develop, maintain and distribute workflow processes to the entire account team documenting how work is planned, scheduled and executed.
  • Works with management team to optimize the mixes of planned and scheduled work, scheduled (but not planned) work, and unscheduled work.
  • Provides regular statistical reporting to the management team and client showing quantities evidence of the productive use of the work force.
  • Determines appropriate predictive maintenance tasks. Trains the work force in the use of predictive maintenance techniques. Analyzes predictive maintenance data for trends. Initiates corrective actions as appropriate.
  • Responsible for using Tririga on a daily basis for the tracking of Work Tasks, Asset Identification, Labor Hour Input, etc.
  • Identifies and reports maintenance hazards or other property condition concerns.
  • Supports cost reduction and quality improvement initiatives as directed.
  • Supports the specific plans, playbooks and procedures as assigned by management/supervisor.
  • Manage personnel and group performance in a way to best achieve account KPI's (Key Performance Indicators)
  • Ability to develop professional relationships.
  • Ability to establish a high level of trust.
  • Understanding of maintenance and the plant maintenance process.
  • Background and understanding of the procurement process.
  • Have conflict resolution skills.
  • Trained and well-versed in time management.
  • Background and understanding of craft functions and industry practices.
  • May perform other duties as assigned

Skills, Education and Experience:

  • High School diploma or GED
  • 3-5 years related work experience
  • Strong interpersonal skills (required to establish and maintain professional trust relationships)
  • Project management skills
  • Strong verbal and written communication skills
  • Computer knowledge required includes, SAP or similar tool, Tririga or similar work order system, Microsoft Excel, Word, PowerPoint and Outlook
  • Tools & Equipment used include standard safety equipment, computer, telephone, and radio.
