Building Trades Technician III

Position Information

The Building Trades Technician III serves as the hands-on facility maintenance for the Cobb County Adult Detention Center. On Call status will be required for hired candidates. A wide range of mechanical skills including electrical, plumbing, fabrication, and general maintenance are preferred.

This position will have access to staff dining and free parking. All uniforms and tools required for the job are provided by the Cobb County Sheriff's Office.

Scheduled hours will be Monday-Friday 7:30am - 4:30pm with 2.0 hours per day on-call pay for on-call cycle.

Detention Pay of $1.30 per hour extra will paid for employees working at the Adult Detention Center.

Tuition assistance is available for you while you complete a college degree or certification. Reimbursable amounts are dependent upon available funding and will be proportionately distributed to all pre-approved applicants on a quarterly basis.

Essential Functions

Performs highly skilled trades work in the installation and maintenance of electrical, HVAC and electronic equipment in county owned buildings: ensures environmentally safe working and business conditions in buildings and facilities; designs and draws project plans for work to be completed; and reads blueprints or other design drawings to determine work to be performed.

Leads and coordinates daily work activities of assigned crew or co-workers: confers with supervisor to obtain direction regarding work assignments and priorities; organizes tasks in order to complete assigned work; monitors status of work in progress and inspects completed work; confers with co-workers, assists with complex situations or problems, and provides technical expertise; assists with training and instructing co-workers regarding operational procedures and proper use of equipment; assists with supervision of co-workers by reporting employee problems and providing input on disciplinary action and employee performance evaluations.

Installs, maintains and repairs building utility power, electrical systems, and related equipment: expedites emergency repairs in cases of lightning damage and loss of utility power; installs repairs and replaces electrical conductors, protective overcurrent devices, motors, switches and disconnect switches, lighting systems, appliances and general equipment; troubleshoots problems with incoming utility power, interior and exterior electrical service panels, and electrical transformers; performs appreciative testing; and utilizes protective equipment.

Installs, maintains and repairs HVAC systems and related components: performs preventative maintenance systems and equipment; obtains electrical readings to determine condition of motors, controls and compressors; replaces air filters; cleans condenser and evaporator coils; obtains refrigerant pressures and temperatures; determines correct refrigerant charge; inspects gas supply lines, gas exhaust piping and electrical connections for tightness and safety; diagnoses and corrects airflow issues; determines cause of over/under cooling or heating in sections of buildings; adjusts air dampers and repairs related controls; adjusts air volume to limit noise levels; and adjusts airflow to correct building pressurization issues

Installs, repairs, replaces and retrofits interior and exterior lighting in parking lots, parking decks, and county buildings: identifies electrical problems with parking lot and deck lighting control systems to include timers, photocells, caution lights, flashers, and exit/emergency lights; replaces old lamps and ballasts; and retrofits and replaces light fixtures as necessary; and disposes of environmentally harmful materials associated with fluorescent lamps, ballasts and batteries according to local, state, and federal environmental regulations and safeguards.

Performs maintenance, installation and repairs of electrical systems associated with lighting systems and equipment at various County buildings and facilities: operates aerial bucket truck to replace ball field pole lights, ballasts, and control wiring; removes damaged and underground cable and wiring for light poles and score boards; installs new conductors; and performs maintenance and repairs on building snack bars and offices. Requires the ability to communicate, report and complete work orders using technology such as a Smartphone or tablet and associated applications; may require ability to utilize specialized software and equipment related to job function.

Responsible for purchasing construction and maintenance related items; accountable for delivery of related financial paperwork to administrative staff.

Performs other related duties as assigned.

Minimum Qualifications

High School Diploma or GED required, supplemented by some vocational or technical training in one or more building trades; supplemented by five years of experience in building construction, maintenance and repair; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job.

Preferred Qualifications

A master electrician or HVAC license is preferred.

Licenses and Certifications

Must possess and maintain a valid Driver's License.

Physical Abilities

Tasks require the ability to exert heavy physical effort in heavy work, with greater emphasis on climbing and balancing, but typically also involving some combination of stooping, kneeling, crouching, and crawling, and the lifting, carrying, pushing, and/or pulling of moderately heavy objects and materials (20-50 pounds); may occasionally involve heavier objects and materials (up to 100 pounds).

Sensory Requirements

Some tasks require the ability to perceive and discriminate colors or shades of colors, sounds, taste, odor, depth texture, and visual cues or signals. Some tasks require the ability to communicate orally.

Environmental Factors

Performance of essential functions may require exposure to adverse environmental conditions, such as dirt, dust, pollen, odors, wetness, humidity, rain, fumes, smoke, noise extremes, and electric currents.
