As the Transaction Coordinator-Land of a nature-based solutions company committed to developing high-quality voluntary carbon offset projects, this person will be a high energy individual with real estate transaction experience. To-date, Chestnut Carbon has acquired approximately 30,000 acres throughout southeastern United States and has significant growth plans. This position will work closely with the company’s land, natural resources, and finance teams to facilitate land purchases, sales, and post-close deliverables, ensuring smooth and efficient closing of deals. 


The role of Transaction Coordinator requires coordination with buyers, sellers, agents, title companies, surveyors, and other stakeholders to ensure all required documentation, deadlines, and compliance standards are met. A successful candidate will be detail-oriented, highly organized, and experienced in land transactions, including understanding title, surveying, and environmental considerations. Additionally, the candidate should be a strategic thinker with excellent organizational and communication skills.


This Transaction Coordinator will report to the VP, Land Acquisitions. This role is responsible for coordinating and managing the lifecycle of acquisitions (and occasional sales) from lead evaluation to close in support of Chestnut Carbon’s afforestation business. This individual will ensure all parties adhere to deadlines and contractual requirements, assist with purchase agreement preparation, coordinate payments, surveys, and closings. 



Responsibilities
  • Coordinate and manage all aspects of land transactions from lead evaluation to close, ensuring all parties adhere to deadlines and legal requirements.
  • Track and manage incoming leads and coordinate communication, screening and evaluation by acquisition and data science teams. 
  • Track and manage critical dates, including contract contingencies, financing deadlines, inspections, appraisals, and closing dates.
  • Serve as the primary point of contact for title companies, surveyors, escrow agents, and other third parties involved in the transactions.
  • Review contracts, addenda, and closing documents for accuracy and completeness.
  • Ensure that all required documents and site visits, including surveys, title commitments, inspections, cultural and environmental reports, and internal milestones, are conducted and circulated on time.
  • Liaise with title companies to resolve any title issues or discrepancies.
  • Ensure that all title, deed, and land boundary issues are addressed prior to closing.
  • Coordinate escrow funds, earnest money deposits, and closing payments.
  • Establish relationships and repeatable processes with title companies, escrow agents, surveyors, and other third parties. 
  • Maintain organized, accurate transaction files for auditing and compliance purposes.
  • Stay informed about any changes in laws or regulations affecting land transactions.
  • Ensure compliance with all relevant regulations and laws.


About You
  • At least 3-5 years of experience in real property transactions.
  • Strong knowledge of real estate contracts, addenda, and closing processes.
  • Excellent communication and interpersonal skills.
  • Ability to work independently and as part of a team.
  • Strong organizational and time management skills.
  • Occasional travel as needed.
  • Passionate about sustainability.
  • Strong team-building skills, adept at forging positive relationships across the business.
  • Authorized to work in the United States.


Preferred Requirements
  • Bachelor’s degree or equivalent in real estate, business, land management, or a related field.
  • Preferred location southeastern US.
  • Knowledge of rural and vacant land real estate practices in the southeastern US.
  • Notary Public. 


Salary and Benefits
  • The base salary range for this position is competitive and subject to the chosen candidate’s experience, skills, certifications and qualifications, determination of which is made in the sole discretion of Chestnut Carbon.
  • All employees are eligible to participate in health, insurance, and 401K plan benefits on their first day of employment. Chestnut Carbon pays 100% of the cost of the employees’ health/dental/vision insurance. During each fiscal year of employment, employees will be eligible to earn a discretionary annual incentive bonus, based on company and individual performance targets.
