Research & Brokerage Intern
Job Description:
The Intern shall be integral to the construction of the fundamental office space market database for a global real estate firm that has opened a new office in Salt Lake City. The macro – objectives are
1. Work with the leadership of the SLC office along with a panel of support services to canvass and construct building stacking plans for every material office building in the SLC Market. There are approximately 300 buildings in this set.
2. Harvest the information from the stacking plans to construct the tenant database for the SLC office space market.
The project has a series of concurrent and repeatable activities. Each day the intern will walk a pore-determined set of buildings. The objective is to record what tenants are on each floor of the building and identify what percentage of the floor each tenant on the floor (s) occupies. Those notes will be shared with the research team who will assemble a picture of the building occupancy in excel. The intern will verify that the picture accurately reflects what was recorded in the live walk through.
Once the stacking plan is cross referenced against CoStar for vacancies/availabilities in the building the intern, along with the office leaders and research will identify which tenants are worthy of tracking. These tenants will be researched by the research team through a variety of sources ( CoStar, Compstack, newspaper articles, competitors market reports, public filings by the landlord etc.) the data about the tenant’s occupancy statistics ( size, likely lease term, other) and once those are estimated or fully verified the tenant(s) will be entered into Salesforce by the intern in collaboration with the research team.
This process will be repeated until all the buildings in the market are walked, stacking plans created, and tenant data for relevant tenants are successfully entered in Salesforce.
This internship project will be a collaboration with the intern, senior brokers in the market and from other offices potentially, research and the CRM team.
