Manager, Tenant Coordination (Rochester Corp.)

As a member of the Tenant Coordination team, the Manager, Tenant Coordinator is responsible for overseeing the review and approval of tenant store design and construction documents. The Manager, Tenant Coordinator coordinates all tenant improvement construction projects at operating shopping centers, collaborating with other disciplines for seamless store openings by lease-required deadlines. The Manager, Tenant Coordinator also acts as a Project Manager for lease-driven Landlord work up to $1M in hard costs for any single project under the supervision of a Senior Manager or AVP.

What You’ll Do

  • Prepare conceptual estimates for lease-driven projects for pro forma purposes and when Landlord work is involved.
  • Prepare scope of work products for Landlord work and/or review Tenant work letters.
  • Ensure accuracy and timely completion of data input in CRM and ensure compliance with Real Estate Services standards and Tenant Coordination process.
  • Manage projects within Primavera Unifier.
  • Work within an Oracle based program for lease workflow.
  • Foster and maintain clear and consistent communication with tenant project teams.
  • Review tenant lease construction exhibits.
  • Work with Leasing to provide support and develop the necessary relationships to manage tenant needs as they relate to planning, budget, design, permitting and construction.
  • Work with various internal departments on larger development projects; typically acting as liaison between tenant store planning and development team.
  • Understand, enforce, and update company technical specifications.
  • Monitor, maintain and enforce individual property Tenant Criteria.
  • Prepare back off schedules in order to meet critical completion dates for Landlord and Tenant projects.
  • Manage Design Professionals and Consultants for tenant construction projects.
  • Direct and manage tenant plan check and permit process.
  • Pre-qualify General Contractors for eligibility to work at assigned properties.
  • Prepare RFP’s, level bids and award to qualified General Contractor.
  • Work with Contract Administration for contract preparation.
  • Prepare and process change orders; review monthly requisitions for payment.
  • Work with Property Management to review site conditions and coordinate the tenant construction process to facilitate timely construction projects.

Your Key Success Attributes

  • Bachelor’s Degree in Design, Architecture, Construction Management, or related field.
  • Minimum three years’ experience working as a Tenant Coordinator in the retail shopping center industry or equivalent experience as a Project Manager in the design or construction industry.
  • Must possess the capability to read and comprehend construction documents, including Architectural and MEP plans.
  • Travel required.

Salary

Estimated compensation for this position is:

$65,000-$75,000 (Annual)+ Bonus eligibility

The salary listed is an estimate and not guaranteed. A salary offer will vary based on applicant education, experience, skills, abilities, geographic location, internal equity, and alignment to market data.
