Job Title: Mobile Maintenance Technician

Job Purpose: Experienced Maintenance Technician responsible for maintenance and repair of the common areas of several different communities managed by Beacon Management Services. General responsibilities include mechanical equipment, general maintenance, pool maintenance, light housekeeping, vendor oversight, and other duties as defined by the Company. You will also interact with residents, Board members, vendors, and other staff members. We will occasionally ask you to cross-train or assist on other properties and we will pay for your transportation and costs to do so. We may also ask you to attend and complete certification programs necessary for the job, including HVAC and pool operations certifications.
This critical position will ensure that all mechanical systems and equipment are operational and properly maintained and that all common areas are maintained in an aesthetically appealing and pristine condition.
Essential Duties & Responsibilities

Must be proactive and able to address issues before they become problems.

Inspects all residential floors and common areas on a daily basis.

Ensures all safety precautions are followed while performing work.

Maintain professional working relationships with other team members, Board of Directors and residents living in the building.

Painting of common areas and touch up may be required. Responsible for inspecting areas that need painting and communicating information to the manager.

Completes daily work orders as scheduled.

Properly performs casual labor, such as lifting and moving heavy items as directed by supervisors and following appropriate safety procedures.

Performs maintenance replacement and repairs in areas of carpentry, sheetrock repair, electrical work, HVAC, plumbing, mechanical, painting, flooring, mechanical components; valves, “dry” systems, fire alarm systems, pumps, motors, AHU’s, light electrical repairs, and other general repairs through daily scheduled work orders.

Must be able to properly use equipment, maintain it good working order and follow safety procedures prior to using this equipment.

Perform pool maintenance and chemical applications (if applicable); coordinate pool inspections.
Knowledge/Experience
-
Requires a minimum of two (2) years general experience in building trades, repair and replacement maintenance or handy work.

Experience working in a similar capacity for a condominium building highly preferred.

Must have experience in miscellaneous repairs.

Must demonstrate good conflict resolution skills with customers and residents.

Must have a positive attitude with a strong customer service track record.

Effective written and verbal communication and interpersonal skills.

Ability to detect auditory and/or visual emergency alarms.

Complete all required forms and work orders.

Ability to respond to emergencies in a timely manner.
Education/Training
-
H.S. Diploma or Equivalency required.
Certificates/Licenses/Registrations

CPO Certification desired
Computer Literacy:
-
Proficiency and working knowledge of Microsoft Office applications: Word, Excel Spreadsheets, and Outlook.
Physical Demands:
Ability to lift 50 – 100 lbs following appropriate safety procedures; Work in an upright standing position for long periods ofperiods small and tight spaces; Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain); Walk and climb stairs; Handle, finger, grasp and feel objects and equipment; Reach with hands and arms; climb ladders and work at heights above ground level. Must quickly and easily navigate the property/building as required to meet the job functions. Repeat various motions with the wrists, hands, and fingers. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job.
