Overview:
The Property Manager is responsible for managing buildings, properties, personnel and vendors and reporting to owners in a timely manner. A property manager is responsible to establish sound relationships with owners and tenants. This person must have a strong financial background to prepare annual budgets, report on monthly financials, prepare annual operating expense reconciliations and track accounts receivables. This person’s role is to provide superior customer service. The Property Manager must multi-task and prioritize work.
Responsibilities:
- Discuss and provide property updates and upcoming projects needs with Shareholders.

Provide Tenants and Vendors with requested information in a timely and friendly manner.

Schedule and coordinate tenant events and vendor work.

Prepare annual budgets in a timely manner and manage buildings in accordance to the budgets.

Update and maintain tenant and vendor contacts.

Prepare lease abstracts in a timely manner.

Prepare monthly operating reports.

Inspect properties and note deficiencies and address concerns.

Prepare annual operating expense reconciliations.

Maintain updated certificate of insurance on tenants and vendors.

Source vendor quotes and prepare cost analysis and negotiate and execute vendor contracts.

Maintain project notes and status updates.

Execute and inform Shareholders on available project funds and requirements.

Performs other duties as assigned.

Respond to owner, tenant and vendor requests in a timely manner.

Utilize software tools such as MRI, AvidXchange, Angus Anywhere, Zoom, Microsoft Excel, Outlook, Word and Team.
