Block Multifamily Group is hiring in downtown Des Moines, Iowa for a building service technician to perform general maintenance duties at The Equitable Building and help ensure quality on-time repairs. This position is full-time, and offers a rental discount if you'd like to live on-site (not required). The ideal candidate will have the skillset to help with general up-keep of the building and common areas and maintenance within the apartment homes.
SUMMARY
Provides general cleaning of grounds and exterior common areas, performs a variety of maintenance duties for apartments, buildings, and community.
DUTIES AND RESPONSIBILITIES
1. Clean grounds, exterior common areas (sidewalks/ alley ways), amenity areas, and hallways.
2. Assist in maintaining landscaping and curb appeal.
3. Turnover work and preparation to vacant apartments.
4. Minor drywall, painting, and building repair.
5. Respond to service calls and assist with the planned maintenance under the direction of the Maintenance Supervisor.
6. Contact Service Manager or Community Manager whenever unsure how to proceed with a problem or solution.
7. Maintain proper care of tools, equipment, and supplies.
8. Complete all assignments in a thorough, timely, and good quality manner.
9. Present a professional image and be courteous to all residents, customers, and staff.
10. Operate within OSHA guidelines.
11. Snow removal including shoveling, blowing, or plowing snow away from building sidewalks/ alleyways, and laying down ice melt/rock salt atop icy surfaces to prevent slipping.
12. Conducts and promotes safety awareness.
13. Report any emergencies to Service Manager and/or Community Manager.
14. Perform duties of other team members in their absence, as directed by Community Manager.
15. Perform other duties as assigned.
REQUIREMENTS
1. Mechanical experience and aptitude in electrical, heating, ventilation, plumbing fields, appliance repair, unit turns, to include minor painting and drywall repair. Air conditioning repair knowledge is preferred but not required.
2. Working knowledge of various types of tools and equipment.
3. Basic math and measurement skills.
4. Ability to communicate well.
5. Ability to proceed logically when faced with a problem and know when to go for help.
6. Have and maintain a valid driver’s license and reliable transportation.
7. Mechanical experience and aptitude
8. Willingness to be on call and carry a cell phone or radio.
9. Ability to respond quickly to emergencies.
10. Ability to respond and be recalled to the property anytime day or night.
11. Must be willing to adjust work schedule to complete project assignments.
PHYSICAL REQUIREMENTS
1.The job is physically strenuous and requires the use of muscles to regularly lift, push, pull, or carry heavy objects up to 75 pounds.
2. Physical capabilities to stand and/or walk for long periods of time, reach out, grasp, handle small objects, sit, kneel, stoop, balance, crouch, crawl, bend or twist their body in awkward spaces, repeat same movements, look up for long periods of time.
3. Vision abilities are peripheral vision, depth perception, see details of objects that are less than a few feet away, see difference between colors, and ability to work in dark locations.
4. Ability to use and climb ladders and scaffolds in a safe approved manner.
5. Speak clearly so listeners can understand and understand the speech of another person.
6. Coordinate movement of several parts of the body, such as arms and legs, while the body is moving.
7. Move two or more limbs together (for example, two arms, two legs, or one leg and one arm) while remaining in place.
8. Ability to seize, hold, grasp, turn or otherwise work with one or both hands.
9. Shovel, chop, push, blow, or plow snow- or ice-covered walkways and driveways, laying down ice melt or rock salt atop icy surfaces to prevent others from slipping.
10. Ability to work in extreme weather, very hot and very cold temperatures, rain and snow, day, or night.
