Job Description

The Associate, Real Estate Investments will be responsible for underwriting, analyzing, and executing real estate investments while supporting T5’s capital markets activities. This individual will leverage financial modeling, market research, due diligence, and transaction execution to provide insights and drive investment strategy. The ideal candidate possesses a deep understanding of real estate finance and a strong interest in the data center sector.

Key Responsibilities

  • Lead financial analysis and underwriting for acquisitions, developments, and dispositions of data center assets.
  • Develop and manage sophisticated financial models (DCF, IRR, NPV, and sensitivity analysis) to evaluate investment opportunities.
  • Assist in structuring and executing capital markets transactions, including debt and equity financing.
  • Conduct market research to assess industry trends, competitive landscape, and investment risks.
  • Prepare investment presentations, reports, and recommendations for senior leadership and external stakeholders.
  • Support asset management by tracking financial performance, assisting with lease negotiations, and developing strategies to enhance asset value.
  • Work closely with internal teams, external advisors, and joint venture partners to execute investment strategies.

Qualifications

  • Bachelor’s degree in Finance, Real Estate, Economics, or a related discipline; MBA or CFA preferred.
  • 3-5 years of experience in real estate investment banking, private equity, investment sales, or valuation analysis.

  • Advanced financial modeling expertise with proficiency in Excel; familiarity with Yardi, NetSuite, and other real estate analytics platforms is a plus.
  • Experience underwriting complex real estate transactions, particularly in the data center, industrial, or infrastructure sectors.
  • Strong understanding of capital markets, financing structures, and investment execution.
  • Exceptional analytical, problem-solving, and communication skills.
  • Ability to work independently and collaboratively in a high-performance, fast-paced environment.
