This role will involve market research, loan maturity analysis, owner research, and initial outreach for potential acquisition targets. Responsibilities: 1.Conduct market research to identify purpose-built and shadow student housing within a 4-mile radius of target schools. 2. Utilize CoStar or Property radar similar platforms to gather detailed information on identified properties, including occupancy rates, rental income, and building features. 3. Cross-reference identified properties with loan maturity data to prioritize those with loans maturing in 2024 - 2025 for potential acquisition. 4. Research the ownership of identified properties, collecting owner names, email addresses, and other relevant contact information using Hunter.io or Whitepages.com 5. Develop and implement an initial contact strategy (Script will be provided) including creating a templated email that expresses interest in acquiring properties in cash and highlights active market activities 6. Utilize tools like Gmass.com scheduled recurring message feature to maintain consistent communication with property owners. Qualifications: 1. Strong research and analytical skills. 2. Experience using real estate data platforms like CoStar and Property radar (preferred). 3. Excellent written and verbal communication skills. 4. Ability to work independently and manage multiple tasks efficiently. 5. Meticulous attention to detail and a strong work ethic. Bonus points for: 1.
