Assistant Property Manager (Remote)

Job Title: Assistant Property Manager

Location: Remote LATAM

Job Type: Contractor 40 hours per week

Position Overview: Our client is seeking a detail-oriented and proactive Assistant Property Manager to support the management of residential properties. The ideal candidate will assist in overseeing tenant relations, occupancy, and maintenance tasks, ensuring a positive living experience for all residents while adhering to regulatory compliance. This role requires strong organizational skills, excellent English communication abilities, and familiarity with property management software, AppFolio, and legal regulations.

Key Responsibilities:

  • Daily Operations: Assist in managing daily operations, including tenant occupancy, lease renewals, and handling maintenance requests.

  • Tenant Relations: Act as the primary point of contact for tenants, addressing inquiries and concerns in a professional and timely manner through calls, emails, and in-person interactions.

  • Maintenance Coordination: Coordinate with tenants and maintenance teams to address and resolve property-related issues promptly.

  • Prospective Tenant Engagement: Conduct interviews with potential tenants, explain terms of occupancy, respond to inquiries, schedule property tours, and provide detailed information on available units.

  • Tenant Record Management: Keep organized records of tenant interactions, following up as necessary to nurture leads and track tenant communications.

  • Complaint Resolution: Investigate and resolve tenant complaints, disturbances, and lease violations, ensuring compliance with company policies.

  • Lease Preparation: Prepare and execute accurate, legally-compliant lease agreements.

  • Delinquency Management: Handle delinquency processes, including sending payment reminders, communicating with tenants regarding payment plans, and documenting all interactions in AppFolio.

  • Regulatory Compliance: Ensure compliance with Fair Housing laws and anti-discrimination regulations in all tenant interactions.

  • Collaboration: Collaborate with the property management team to develop and execute marketing strategies to attract new tenants and improve occupancy rates.

Qualifications and Skills:

  • AppFolio Expertise: Proficient in AppFolio property management software, particularly in entering data, processing new leases, and renewals.

  • Bilingual Proficiency: Fluency in English and Spanish is a plus.

  • Organizational Skills: Strong organizational abilities with keen attention to detail, ensuring efficient record-keeping and task management.

  • Customer Service & Conflict Resolution: Excellent communication and customer service skills, with the ability to resolve conflicts effectively.

  • Time Management: Demonstrated ability to prioritize tasks and manage time efficiently to meet deadlines.

  • Regulatory Knowledge: Familiarity with Fair Housing regulations and anti-discrimination laws is required.

  • Problem-Solving: Strong critical thinking and problem-solving skills, especially when handling tenant issues.

Education and Experience:

  • Education: A high school diploma or equivalent is required. A bachelor’s degree in business, management, or real estate is preferred.

  • Experience: Prior experience in property management is required
