Your Mission: 

The Building Engineer plays a vital role in supporting the Chinese American Service League's commitment to providing a safe, efficient, and welcoming environment for clients, staff, and community members. By maintaining the campus's infrastructure and facilities, the Building Engineer ensures that CASL's essential services can continue to operate smoothly and effectively. This individual will oversee the installation, troubleshooting, and maintenance of HVAC, electrical, plumbing, and other systems, ensuring optimal functionality to create a space where CASL’s programs can thrive and positively impact the community.

Your Impact: 

As a Building Engineer, you will: 


Key Responsibilities:


Mechanical, Electrical, and Plumbing (MEP) Management
  • Serve as the primary point of contact for all MEP systems, ensuring smooth day-to-day operation and addressing any issues promptly. 
  • Manage relationships with MEP vendors, including contract review, scope definition, and ensuring performance meets contractual obligations by conducting monthly vendor meetings to review project updates and performance metrics. 
  • Conduct weekly walkthroughs to inspect and maintain all critical assets, including HVAC, electrical, plumbing, life-safety, and lighting control systems with 99% up-time. 
  • Program and monitor the Building Management System (BMS) for both on-site and remote access with 99% up-time, optimizing system performance. 


Maintenance and Repairs
  • Perform routine and preventive maintenance (PM) on all facility systems meeting the PM schedule in-place, ensuring repairs are completed promptly to maintainoptimal functionality to meet the 99% up-time. 
  • Develop and maintain comprehensive maintenance plans for all MEP equipment, ensuring timely calibration, repair, and servicing on a quarterly basis at a minimum and document records/reports in the ticketing system. 
  • Execute general maintenance tasks across the campus, including repairs to walls, floors, ceilings, doors, and woodwork annually at a minimum or as the work request tickets are received. 
  • Collaborate with the Safety & Security Manager to implement safety protocols and respond to adverse events (e.g., wildfire smoke, airborne pandemics). 


Budget and Compliance Oversight
  • Oversee the annual maintenance and operations budget, ensuring expenses are tracked and invoices reviewed for budgetary adherence with +-5% variance. 
  • Submit quarterly energy consumption data for sustainability reports and ensure compliance with local, regional, and national MEP regulations and permits and provide monthly report(s) to be reviewed by the Senior Leadership Team. 
  • Conduct annual Indoor Air Quality (IAQ) inspections and ensure all systems comply with safety and health regulations and provide documentation to the Programs. 


Collaboration and Event Support
  • Work closely with the Events Team to implement HVAC programs tailored to special events within 24 hours minimum notice/coordination. 
  • Actively participate in cross-functional collaboration to solve complex maintenance issues, providing expertise to internal stakeholders by participating in multiple team meetings. 


Must Haves - To thrive in this role, you should have:

Education & Experience

  • High School Diploma or equivalent (GED) required. 
  • Enrolled in or completed technical training in facilities management, HVAC, refrigeration, or electrical systems; certification preferred. 
  • Knowledge of local, regional, & national MEP regulations, compliance, permits, & licenses. 
  • Minimum of 10 years of experience with HVAC, plumbing, electrical, or lighting control systems. 

Skills & Knowledge 

  • Ability to lead & organize large amounts of data; proficient with Microsoft 365, including basic-level Excel, SharePoint, & Outlook. Experience with Salesforce & Slack preferred. 
  • Ability to identify & diagnose mechanical problems in real time. 
  • Strong communication skills, with experience working with vendors, internal partners, & non-technical customers. 
  • Demonstrated ability to self-manage time & projects independently. 
  • Collaborative problem solver, able to address complex, multi-functional issues. 
  • Familiar with ladder use, basic tool operation, & comfortable operating small handheld power tools. 


Physical Demands
  • Ability to exert 75-100 pounds of force occasionally. 
  • Significant walking & standing required. 
  • Ability to reach overhead & below the knees, including bending, twisting, pulling, & stooping. 


Environment & Scheduling
  • Standard business hours, Monday through Friday (9:00 am - 5:00 pm), with flexibility to work additional hours, including weekends, as necessary. 
  • Ability to be on call and handle emergencies as required
