High school diploma or equivalent experience. Must have seven years specialized experience. Must have technical knowledge of all phases of building maintenance and sanitation. Must have demonstrated leadership potential. Must possess a working knowledge of all power-operated equipment and tools used by maintenance, i.e., automatic lifts, chain saws, power sweepers, high pressure washer, high speed buffers, etc., and is accountable for the observance of all safety rules and regulations of such equipment. Ability to use equipment such as forklifts, power jacks, etc., is desirable. Valid driver license from a local jurisdiction and ability to operate a Board vehicle is desirable. Must have knowledge of chemicals used in facilities maintenance and their proper application. May be assigned to the day or night shift.
Works under the direction of the supervisor. Must be able to apply sound and independent judgment to unusual situations to carry out the more complex assignments and provide guidance to lower grade maintenance staff.
Assist the supervisor in planning, scheduling, prioritizing, and directing work of the unit. Distributes work assignments and sets the pace of work in the unit and may provide input to the supervisor on performance appraisals. Performs the most technically difficult work of the section.
Provides leadership and guidance to team members (including contractors) in all areas of the job. This includes demonstrating proper work methods, answering questions from co-workers regarding procedures, work orders, policies, written instructions, and other directions while ensuring adherence to appropriate safety procedures.
Substitutes for the Maintenance Supervisor as necessary, substitutes in other areas as the workload dictates. Provides input to maintenance supervisor regarding the performance of individuals assigned to his/her work group.
Contacts are with subordinates in training and Board staff who requests maintenance services.
Occasionally lifts and moves objects weighing over 50 pounds (scrap, trashcans, crates, parts, etc.) Moderately heavy physical effort is used in moving, setting up, and working from ladders and scaffolds. Use of heavy powered cleaning equipment (wall washers, industrial-type buffers) is sometimes required. Therefore, must be able to perform physical activities, such as, but not limited to, lifting equipment (up to 50 lbs. unassisted), bending, standing, climbing or walking. Usually works indoors in areas that normally have adequate heat, light, and ventilation. Continually exposed to dust, dirt and grease and standing on concrete floors. Care is required to avoid serious injuries (e.g., broken bones) from machinery, vehicles, etc.
This is a first shift position.
