Facilities Operation Manager

Terran Orbital is seeking an experienced Facilities Operation Manager to join our growing team. Reporting to the Facilities Director, the Facilities Operation Manager will maintain and oversee a company's buildings and equipment to ensure that the workspace and operations are safe, highly functional, and efficient. Their duties include negotiating contracts with service providers, inspecting facilities to meet safety regulations, and coordinating renovations and updates.

Key Duties and Responsibilities

  • Develop, Manage, Schedule, and Perform maintenance and capital project work on facilities for clean rooms, electronic assembly, office building, and manufacturing. 2-3 locations in the Irvine, CA, area
  • Manage space planning, current and future projected staffing plans with relevant stakeholders, amenities, and budgets
  • Schedule routine inspections and emergency repairs with internal staff and outside vendors. Manage the environmental permits and certification requirements as well as process and material/vendor management for the proper storage and disposal of chemicals and waste
  • Ensure proper security measures for the workplace, including collaborating with internal security, system vendors, or a team of security professionals
  • Maintained day-to-day operations of facilities, such as delegating or completing maintenance orders. This includes shipping, receiving, and inventory management
  • Coordinate with the Landlord/Owner of leased facilities to ensure compliance with the lease
  • Create project and operational reports for progress on maintenance, repairs, safety, and other occurrences for supervisors and other relevant staff
  • Manage construction projects within the facility. Prepare detailed program budgets, stakeholder management and requirements gathering, scope development, and consultant/contractor management
  • Collaborate with building owners and upper management on budgeting for facilities needs
  • Monitor the safety and cleanliness of the interior and exterior areas, such as offices, conference rooms, parking lots, and outdoor recreation spaces
  • Manage cleaning and maintenance tasks in source and outsource teams
  • Supervise maintenance staff and custodial personnel
  • Prepare bid specifications for supplies and contracted maintenance which includes all building services
  • Manage bids or secure quotations for the above, prepare purchase orders through our approval systems and coordinate with the legal and direct managers in negotiating and entering contracts
  • Supervisory oversight of maintenance and custodial operations
  • Collaborate closely with outsourced vendors to plan and schedule all maintenance and operationally related functions
  • Prepare and keep maintenance records
  • Requisition of all maintenance and custodial supplies and equipment. Implements and maintains inventory control systems
  • Anticipate budgets for all significant facility maintenance requirements (including, but not limited to, electrical distribution systems, energy, and fuel cell, plumbing systems, heating systems, air conditioning systems, ventilating systems, life safety systems, security systems, telecommunication systems, roofs, and infrastructure. This role partners with key functions in the business, I.e., HR, regarding Safety and Compliance matters with Fed OSHA and Cal OSHA. Knowledge in compliance matters, supporting Business Continuity plans, and IIPP
  • Perform other duties as assigned

Qualification and Skills

  • 10 plus years of related experience
  • Degree in Mech and electrical engineering or equivalent
  • Advanced mechanical skills and knowledge of electrical and mechanical building systems for buildings and operational performance areas described previously. Experienced and qualified in the use of CMMS, BMS other building systems performance tools
  • Proficiency with project management tools, MS Project, Excel, word, and PPT software tools
  • Excellent communication and interpersonal skills, including the ability to speak with all levels of employees, guests, vendors, and team members
  • Excellent time management, organization, and prioritization abilities
  • Keen attention to detail and efficient problem-solving skills
  • As a managerial and hands-on position, candidates should have 10 years of related experience in building maintenance roles. Some candidates may have a background in plumbing, HVAC, general repair, or professional/industrial manufacturing environments. Previous leadership experience is also beneficial
  • Perceptive of their surroundings and can identify the aspects of a company's facilities that need immediate attention and areas that need to be planned long-term. They listen to the needs of a building's occupants and complete their work with their comfort and convenience in mind
  • Possess a strong sense of urgency and do the right things first, taking the initiative to resolve them as quickly as possible. They are excellent at planning, managing, and scheduling multiple types of services according to the business operations needs and budgets

Salary Range $75,000-$115,000

            

Your actual level and base salary will be determined case-by-case and may vary based on the job-related qualification, knowledge, skills, education, and experience. Physical Demands

An employee must meet the physical demands described to perform the essential functions of this job successfully. In performing the duties of this job, the employee is routinely required to sit or stand for long durations of time, in addition to bending, reaching, and walking. This would require the ability to lift or move objects up to 10 pounds and occasionally lift or move objects up to 25 pounds. This position is generally sedentary, with substantial computer usage.

Work Environment

The job operates in a professional office environment but in a manufacturing company. This job routinely uses standard office equipment such as computers, phones, photocopiers, and scanners.
