Assistant Property Manager (Southwood Apartments)

WinnCompanies is looking for an Assistant Property Manager to join our team at Southwood Apartments, a 196-unit tax credit community layered with 163 Projected Based Section 8 units located in Morrow, GA.


In this role, you will support the Property Manager in managing the community, particularly when it pertains to administrative duties and the leasing/recertification process.


Responsibilities
  • Handle incoming and outgoing calls. Manage all aspects of front desk duties, including greeting all personnel and visitors.
  • Assist with monitoring collections, posting rent payments, and enforcing the collection policy.
  • Provide exceptional customer service, respond to resident issues and complaints in a timely manner, and promote positive resident relations.
  • Assist in all facets of physical and financial management as needed and assigned.
  • Act as Property Manager in absence of the Manager for specified amounts of time.
  • Prepare financial reports for the Property Manager, as well as resident correspondence and recertification notices.
  • Monitor the flow of accounts payable, from issuing purchase orders to processing invoices.


Requirements
  • High school diploma or GED equivalent.
  • Minimum of 1 year of relevant work experience.
  • Less than 1 year of supervisory experience.
  • Experience with tax credit programs and PBS8 housing.
  • Experience with various computer systems, including Microsoft Office.
  • Outstanding verbal and written communication skills.
  • Excellent customer service skills.
  • Superb attention to detail.
  • Willingness to learn and be trained.
  • Ability to multi-task in a fast-paced office environment.
  • Ability to work with a diverse group of people and personalities.


Preferred Qualifications
  • Associate's degree.
  • Experience with Yardi or RealPage property management software.
