Property Managers are also responsible for motivating high-performing teams to maximize the performance of the property.Job DescriptionESSENTIAL JOB DUTIES:• Ensuring the smooth running of our community in a fast-paced environment. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.• Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork to ensure completion to company standards.• Track and evaluate advertising, and all client traffic.• Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel, in order to maximize their engagement and minimize turnover.• Driving revenues with your thorough understanding and analysis of competition and development• of creative marketing programs.• Leading by example. Instilling, maintaining, and modeling Cushman & Wakefield’s mission to be the best national management company.• Supervise day-to-day operations of the entire on-site team, ensuring that all policies and procedures are being followed.• Maintain effective on-site staff through interviewing, hiring, and coaching team as necessary.• Maintain residents' files in accordance with company's standards.• Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.• Manage and maintain all aspects of overall community budget and finances.• Work with leasing staff to ensure that leasing/marketing goals are being met.COMPETENCIES:• Effective communication and customer service skills• Computer literate, including Microsoft Office Suite and internet navigation skills• General office, bookkeeping and sales skills and excellent oral and written communication skills• Determine leasing opportunities of staff and work on goal setting, improving the performance of each staff member.• Supervise day-to-day operations of team, ensuring that all C&W policies and procedures are followed.• Work with leasing staff to ensure that leasing/marketing goals are being met.• Be able to manage a team• Perform any other related duties as required or assigned.IMPORTANT EDUCATION• Bachelor’s Degree preferred.• Real Estate License preferred.IMPORTANT EXPERIENCE• 3+ years of Property Management experience• 3+ years of Management experienceWORK ENVIRONMENTThis job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel.PHYSICAL DEMANDSThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery. The employee must be able to travel up to 15 % of the time. Travel may vary in frequency and duration.
