JOB DESCRIPTIONThe estimator's primary responsibility is to prepare accurate budgets and estimates for how much a given project location will cost to develop and construct.DUTIES AND RESPONSIBILITES• Communicate directly with subcontractors and vendors to solicit bid proposals.• Generate conceptual budgets based on historical cost information, performing quantity take offs and assigning unit rate values to scope of work items.• Review and evaluate subcontractor and general contractor bid proposals, schedule of values, qualifications.• Ensure timely completion of internal budgets and estimates.• Understand a given project's scope of work requirements to generate a bid proposal.• Prepare cost analysis.• Read and comprehend construction documents/plans to prepare estimates.• Prepares work to be estimated by reviewing proposals, plans, specifications, and related documents.• Identifies labor, material, and time requirements by studying proposals, plans, specifications, geotechnical reports, site investigation reports, and related documents.• Computes costs by analyzing labor, material, and time requirements.• Resolves discrepancies by collecting and analyzing information.• Presents prepared estimate by assembling and displaying numerical and descriptive information.• Prepares special reports by collecting, analyzing, and summarizing information and trends.• Maintains unit cost database for various sitework scope of work items.• Maintain directory of suppliers, contractors, and subcontractors in various regions.• Prepare and negotiate subcontracts - specific scope of work, durations, general requirements.• Develop budgets and estimates for corporate locations and projects.• Assist franchisees with finding subcontractors and general contractors in different regions of the country.• Evaluate subcontractor bids and general contractors bids on behalf of franchisees and provide support to lower cost, ensure a complete scope of work, and clarify any discrepancies between all involved parties.QUALIFICATIONS / REQUIREMENTS• Preference to civil/site construction experience in preconstruction and project management - earthwork takeoff's, cut/fill reports, etc.• Minimum 5 years of site construction experience - demolition, earthwork, utilities, paving, concrete, landscaping, etc.• Minimum 3 years estimating experience• Knowledge of building construction• Must be able to manage time efficiently and meet deadlines• Strong verbal and written communication skills• Proficiency in excel and other similar softwareExperience:• Construction estimating: 3 years (Preferred)
