Property Manager I (Calistoga Senior Apartments)

WinnCompanies is searching for an agile and motivated Property Manager I to join our team at Calistoga Senior Apartments, a 30-unit affordable housing community located in Calistoga, CA.


In this role, you will effectively manage, market, and maintain the apartment community, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements. Please note that the typical work schedule for this position will be Monday through Friday, from 8:00AM to 5:00PM.


The selected candidate will be required to live on-site, and a 1-bedroom, 1-bathroom unit will be provided. Additionally, please note that the pay range for this position is $20.00 to $23.00 per hour, depending on experience.


Responsibilities
  • Build positive relationships with prospective and current tenants.
  • Oversee the timely and successful completion of maintenance requests.
  • Show properties to prospective tenants and answering relevant questions
  • Prepare and execute detailed and legally compliant lease agreements.
  • Oversee all financial procedures, including verifying renter income, processing monthly payments, and executing default protocols.
  • Create organizational systems to support accurate record keeping, efficient financial transactions, and prompt renter complaint resolution.
  • Inspect property conditions and coordinate maintenance activities.
  • Manage budgets, accounts, rent collections, and tenant notices.
  • Create and distribute marketing materials to attract new tenants.
  • Maintain organized and updated resident files and records.
  • Report any problems or issues to the property manager.
  • Use company directives to screen, hire, and train new personnel.
  • Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership.
  • Use the company's Professional Development Program (PDP) to develop, train, and engage site employees.
  • Conduct weekly staff meetings. Understand, train, and embody Winn Guiding Principles.


Requirements
  • High school diploma or GED equivalent.
  • Minimum of 1 to 3 years of experience in property management and affordable housing.
  • Minimum of 1 year of direct supervisory experience.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Strong working experience in tax credit (LIHTC) programs.
  • Exceptional skills in customer service and conflict management.
  • Experience with computer systems, particularly Microsoft Office and RealPage property management software.
  • Knowledge of property management.
  • Knowledge of landlord and tenant laws.
  • Knowledge of marketing and leasing techniques.
  • Ability to multi-task and manage a fast-paced office environment.
  • Superb attention to detail.
  • Highly motivated, independent, and a self-starter.


Preferred Qualifications
  • Bachelor's degree.
  • NAHP – CPL, SHCM, CAM (MA - C3P) designations.


$20 - $23 an hour
