Overview

The Vice President of Hospitality Equity will support the Asset Management Team and understands the importance of engaging and empowering a team of highly talented technical and professional analysts and associates. This role is an agile team player who works cross-functionally with different parts of the organization.


The VP will have great interpersonal skills to help manage, mentor, and organize a team on their deals. The candidate will ideally have held similar positions in asset management or acquisitions with a specific focus in hospitality operations.


This individual will use their strong understanding of hospitality operations to help drive decision-making on the asset level. They will be the leading communicator directly with clients and property managers and ensure timely completion of deliverables. The VP will grow and mentor their analysts and associates. They will be an entrepreneur and contribute strategies to improve processes and procedures on both the deal level, and Bellwether corporate level.


Key Responsibilities
  • Assistintheproactivemonitoringandhands-onassetmanagementofaportfolioofhospitalityequity investments throughout the U.S. consisting of stabilized, value-add and ground-up development projects;
  • Lead and participate in weekly and monthly revenue and performance calls with property managers and operators;
  • Review the annual property budgets by identifying key variances and opportunities to enhance operational efficiencies, market positioning and overall strategy;
  • Facilitate strategic discussions regarding operational changes, rebranding, or asset repositioning opportunities
  • Evaluate and analyze construction budgets, Property Improvement Plans (PIPs), and capital improvement projects to ensure alignment with ownership goals, timelines, and financial constraints;
  • Evaluate and recommend property-level initiatives such as revenue management strategies, food and beverage optimization, and sales tactics
  • Review and analyze daily, weekly, and monthly property reports, including revenue trends, STR performance, and operational KPIs;
  • Ensure properties comply with all relevant local regulations, brand standards, and contractual obligations
  • Monitor key obligations such as debt covenants, insurance renewals, and property tax appeals, ensuring timely compliance and cost optimization
  • LiaisonwithoperatingpartnersandleadingmembersoftheAcquisitionTeamstoreviewbusinessplan execution and drive asset/portfolio performance;
  • Developandmaintaindetailedasset-levelcashflowreforecastingmodels;
  • Structureandimplementvarioussensitivityanalyzesandstresstestsatthedeal-leveltohelpguide clients in difficult strategic decisions;
  • Work cohesively with the Bellwether construction management team, partners and applicable third parties;
  • Underwrite hospitality assets across all chainscales using Excel-based underwriting models, including complex cash flow, budget, IRR and fund/partnership waterfall modeling; and
  • Demonstrate strong leadership abilities and effective management skills, with a desire to manage, mentor and develop team members.
  • People Management Responsibilities:
  • Involved with staff selection, interviewing and training as needed;
  • Oversee the day-to-day workload and performance of direct reports, providing clear direction and support as needed to achieve work objectives;
  • Ensure that direct reports understand their duties and delegated tasks;
  • Monitor performance and development of direct reports and provide constructive and timely feedback and coaching;
  • Work with direct reports to set individual goals and deadlines and conduct regular performance reviews aligned with performance review process; and
  • Handle discipline of employees in accordance with company policy.


Professional Experience
  • A minimum of 7 years’ relevant experience;
  • At minimum of 3 years’ experience in managing directly reporting employees;
  • Strong experience negotiating management agreements, franchise agreements, PSAs, loan documents, JV agreements; and
  • Mastery in Microsoft Excel and PowerPoint.


Education/Certification
  • Bachelor’s degree required

  • Job Knowledge & Technical Ability: Experience with property underwriting and advanced financial modeling. Have a strong understanding of property-level and fund-level metrics to help drive decision-making on the asset level. Have a strong understanding of macro-trends that could potentially impact investment- level decisions. Have strong reviewer skills when looking at Excel-based underwriting models, including complex cash flow, budget, IRR and fund/partnership waterfall modeling.
  • Initiative & Dependability: Ability to perform responsibilities independently and proactively, solve problems, and improve processes and/or services. Self-directed, takes initiative and responsibility, ensures completion of tasks.
  • Communication: Excellent verbal and written communication skills; strong listening and interpersonal skills. Highly effective at preparing and presenting information.
  • Professionalism & Teamwork: Acts with honesty and integrity and maintains confidentiality, adheres to company policies. Promotes a collaborative and productive work environment. Demonstrates team building, support and respect.
  • Leadership & Management: Ability to supervise and direct people and/or resources to meet department goals. Able to motivate people and plan/prioritize operations while responding to changing conditions. Able to cultivate and build relationships with team and clients. Proficiency in reviewing other people’s work and providing constructive feedback.


Travel Requirements
  • Local and/or nationwide travel to assets and client sites required on an as-needed basis, approximately 3-4 times per month depending on deal list.

$160,000 - $180,000 a year
$160,000 - $180,000 base, plus discretionary bonus
Offered salary is based on a variety of factors, including skills, experience, and qualifications for the role.
