Contract Specialist

Join Colliers’ dynamic brokerage team as a Contract Specialist. Collaborate closely with seasoned professionals and develop your skills for a thriving career in commercial real estate. We are looking for an individual who can specialize in drafting, reviewing, and managing contracts related to commercial real estate listings and transactions.

Contract Drafting and Negotiation

  • Prepare and draft contracts, amendments, and other legal documents.
  • Work with internal and external stakeholders to negotiate contract terms and conditions.
  • Ensure that contracts are fair, legally binding, and aligned with the organization’s policies.


Contract Review and Compliance

  • Review contracts for compliance with organizational policies, legal requirements, and industry standards.
  • Conduct thorough risk assessments related to contract terms and obligations.
  • Ensure contracts are signed and executed in a timely manner and properly stored for easy retrieval.


Contract Lifecycle Management

  • Monitor contract performance and ensure that all parties meet their obligations.
  • Address and resolve any issues or disputes arising during the contract's lifecycle.
  • Manage contract renewals, extensions, and terminations.
  • Create, track, and manage critical dates calendar for every transaction.


Collaboration and Coordination

  • Work closely with leadership to ensure all aspects of the contract are managed effectively.
  • Liaise with brokerage teams to clarify and enforce contract terms.


Documentation and Reporting:

  • Maintain a detailed and organized record of all contracts and related documents.
  • Prepare regular reports on contract status, risks, and performance metrics for senior management.


Risk Management

  • Identify potential risks in contracts and provide recommendations to mitigate them.
  • Ensure the organization is not exposed to unnecessary legal, financial, or operational risks.


Training and Support:

  • Provide guidance and training to other team members on contract-related issues and best practices.
  • Assist with the interpretation of contract terms and resolve any ambiguities or disputes.

Familiarity with the following:

  • Listing Agreements: Contract authorizing representation in selling or leasing a property.
  • Lease Agreements: Commercial leases for office spaces, retail units, warehouses, etc.
  • Purchase and Sale Agreements: Contracts for the sale of commercial properties.
  • Letter of Intent (LOI): Outlines preliminary terms and conditions of a sale

Additional Requirements:

  • Experience: 3-5 years of experience in commercial real estate contract management, including drafting, negotiating, and reviewing contracts. Prior experience working in commercial real estate transactions, either as part of a law firm, real estate firm, or in-house legal department, is highly desirable.
  • Education: Bachelor’s degree in real estate, Finance, Accounting, or a related field.
    • Familiarity with commercial listing, lease and sale agreements.
    • Understanding of zoning regulations, land use laws, taxation issues related to commercial real estate, and other legal considerations.
    • Self-motivated with strong organizational, attention to detail, interpersonal, and time management abilities.
    • Effective communication skills.
  • Collaboration: Ability to work independently while thriving as a collaborative team player.
