Position SummaryThe Real Estate Finance Manager will oversee the financial operations of the business. This role will be integral in managing financial planning and analysis (FP&A), property insurance, and all financing tasks related to real estate development.Success MeasuresSuccess is measured by the ability to provide analytical, problem-solving, and communication skills to the team, along with a solid understanding of market research, site selection, and real estate underwriting processes. Additionally, effective collaboration with industry professionals and positive performance feedback from mentors are key indicators of success.Duties and ResponsibilitiesFinancial Planning & Analysis (FP&A):• Develop, implement, and manage financial planning processes, including budgeting, forecasting, and variance analysis.• Prepare monthly, quarterly, and annual financial reports, providing insights and recommendations for financial performance improvements.• Collaborate with various departments to gather financial data, analyze trends, and support strategic decision-making.Real Estate Development Financing:• Evaluate and secure financing options for real estate development projects, including loans, grants, and investor funding.• Prepare financial models and feasibility studies to support development proposals and investment opportunities.• Monitor project budgets, expenses, and cash flows to ensure alignment with financial plans and objectives.Financial Operations:• Ensure accurate and timely financial reporting, adhering to GAAP and company policies.• Implement and maintain financial controls, procedures, and systems to safeguard company assets.• Support internal and external audits, providing necessary documentation and resolving any identified issues.Managerial ResponsibilityThis role acts as an individual contributor with no direct reports.Key Fiscal ResponsibilitiesThis role has budgetary and financial oversight responsibilities.QualificationsThese guidelines can be used to make a list of qualifications required (or preferred) to perform the job successfully.• Strong understanding of financial statements, budgeting, and forecasting processes.• Experience with property insurance management and risk assessment.• Proven ability to develop and maintain complex financial models.• Excellent analytical, problem-solving, and decision-making skills.• Strong communication and interpersonal skills, with the ability to collaborate effectively across departments.• Proficiency in financial software and Microsoft Office Suite, particularly Excel.• Experience with ERP systems (e.g., SAP, Oracle) and financial planning software (e.g., Adaptive Insights, Anaplan).• Knowledge of real estate development processes, market trends, and financing options.Education/Licenses/Work ExperienceBachelor's degree in Finance, Accounting, or a related field; MBA or CPA preferred. 5+ years of experience in financial planning and analysis, with a focus on real estate development.Knowledge and Skills• Strong understanding of process and controls.• Strong organizational skills.• High degree of diplomacy in handling sensitive and/or confidential information.• Interpersonal skills are necessary for interacting with Consultant, Cities, and colleagues.• Accuracy, attention to detail, ability to work independently, and proficient time management skills are required.• Experience identifying and understanding issues, problems, and opportunities.• Ability to understand major objectives and break them down into meaningful action steps.• Ability to compare data from different sources to draw conclusions and use effective approaches for choosing a course of action or developing appropriate solutions.Interpersonal Demands• Frequent interaction with other functional teams, including leaders• Frequent interaction with key internal and external stakeholdersDecision Making• Sometimes making decisions with prior approval from leaderWorking Conditions• Office hours are Monday through Friday from 8:00 AM - 5:00 PM. Flexibility is set with the employee's direct manager or supervisor, considering factors such as job responsibilities, team dynamics, and business needs. It's important to note that while we support flexibility, the goal is to maintain high levels of productivity and performance. If productivity issues arise, adjustments may be made in consultation with the employee and their supervisor to ensure that work objectives are met effectively.• Additional time or occasional shifts in schedule may be required to complete the above work or meet company objectives.Physical DemandsThis role will require sitting most of the day as well as walking and standing periodically.
