POSITION PURPOSE:

Position is responsible for the management & oversight of office, multifamily and retail properties within assigned region/geographic location.  


RESPONSIBILITIES:
  • Train, direct and supervise property managers in the performance of their responsibilities.
  • Oversight responsibility for the development and approval of the annual budgets. Financial understanding and guidance of monthly variance reports. Ensure that all receivables are monitored and provide guidance to the property managers through any receivable litigation process.
  • Ensure tenant relations are consistent with established CIM standards and expectations.
  • Provide overall direction of day to day management and have full knowledge and oversight responsibility for management of the properties.
  • Actively participate in the acquisition due diligence process, including involvement in the management related section of the underwriting process.
  • Provide regular updates to the investment leads and oversight principals.
  • Provide effective interaction with other departments.
  • Engage actively with property accounting functions and construction teams.
  • Engage with Leasing team to ensure assets are leased appropriately and in alignment with CIM’s overall strategy.
  • Actively participate in the quarterly asset management reporting process.
  • Participate in BOMA and IREM functions and membership groups.
  • Ensure that CIM is appropriately represented within the office and retail investment communities.
  • Direct supervision over the property managers.
  • Direct supervision of the third-party providers, including 3rd Party Property Management Firms.


EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.)
  • College degree, preferably in business or hotel administration.
  • Minimum 5 years’ experience in senior leadership role(s) involving property management, and/or asset management.

  • Communication Skill Requirements:
  • Effective written and verbal communication at the senior business level.
  • Prepare and deliver assessment communications to the senior executives of CIM as well as potential investors or partners.
  • Ability to communicate through all current business mediums including direct interaction, telephone, email and written communications.

  • Mathematical Skill Requirements:
  • Ability to review and evaluate financial statements
  • Ability to prepare, review and assess business strategy assumptions and plans.

  • Reasoning Skill Requirements:
  • Ability to review, evaluate and provide effective analysis and commentary to third party managers, internal investment teams and CIM principals of financial statements.
  • Ability to prepare, review and assess business strategy assumptions and plans using based on sound economic judgment and insight.
  • Ability to evaluate alternative courses of strategy and action and present the weights and merits of each.

  • Technical Skill Requirements:
  • Proficient in use of computer as well as basic business office software applications.
  • Ability to understand technical evaluations as they apply to the investment and / or operation of hotels.
  • Basic understanding of building maintenance and mechanical functions.

Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required.
