Rotating Property Manager I (Multiple MA Sites)

WinnCompanies is looking for a Rotating Property Manager to assist 28 properties in our portfolio that are located in Boston, MA.


In this role, you will working at different sites within Boston. You will be assigned to manage, market and maintain the apartment community and its residents and staff, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements. You may also provide support along side an existing property manager or as a short term coverage for a property manager vacancy.


This role offers a typical work schedule: Monday - Friday from 8:30am – 5pm.


Responsibilities
  • Collaborate with senior management to establish appropriate rent levels.
  • Review rent schedules; Oversee preparation and submittal rent increases and renewals
  • Maintain optimum level of occupancy. Process timely and accurate move-ins, move-outs, recertifications and renewals.
  • Approve rental applications adhering to property standards and all appropriate agency standards.
  • Follow company marketing policies and reporting requirements.
  • Ensure the property tenant files are organized, complete and accurate.
  • Ensure that Property Software Data is accurate at all times.
  • Ensure that the site(s) maintain compliance with applicable state and federal program regulations.
  • Ensure the property and grounds are well maintained.
  • Direct maintenance team to implement maintenance programs and controls.
  • Report property incidents, accidents and injuries in accordance with company policy.
  • Resolve Resident issues and conflicts timely and in accordance with site guidelines.
  • Prepare the property’s annual budget for approval by senior management.
  • Provide accurate financial reporting and monthly variance reporting.
  • Solicit bids, process Purchase Orders and Invoices as needed in accordance with Winn Purchasing Policy. Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines.
  • Use company directives to screen, hire, and train new personnel.
  • Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership.
  • Use the company’s Professional Development Program (PDP) to develop, train and engage site employees. Conduct weekly staff meetings.
  • Support the regional team in Roxbury, Dorchester, Jamaica Plain and Mattapan.
  • Assist and oversee other properties needs when required.
  • Understand, train and embody Winn Guiding Principles.


Requirements
  • High School diploma or GED
  • 1 - 3 years of property management experience.
  • Less than 1 year of supervisory/management experience.
  • Experience with computer systems, particularly Microsoft Office Suites.
  • Outstanding verbal and written communication skills.
  • Excellent customer service skills.
  • Prior experience with affordable housing programs.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Ability to manage multiple assignments and tasks.
  • Excellent organizational skills.
  • Ability to travel within the regional area to assist with assignments as required.
  • Ability to work with a diverse group of people and personalities.


Preferred Qualifications
  • Bachelor’s degree.
  • Affordable Manager Certifications: NAHP – CPL, SHCM, CAM (MA - C3P)
  • COS/CPO Certifications.
  • Market Manager Certifications: CAM – RAM & ARM honored; CGPM – NAA or NAMA honored
  • Knowledge of landlord/tenant laws
  • Bilingual in Spanish and English.
  • Experience with Property Management Software such as Yardi, Realpage, etc.
  • Knowledge of Marketing/Leasing techniques.
